Did you know there is a difference between a mortgage lender and a mortgage servicer?
A mortgage lender is a financial or other institution that lends money to borrowers to buy, build, renovate, or refinance a property.
A mortgage servicer is the company that oversees the day-to-day tasks for managing your mortgage loan account and receives your mortgage loan payments. The mortgage servicer will send you your monthly mortgage statement, be your contact for any mortgage inquiries, track your principal and interest payments, and manage your escrow account for taxes and insurance.
What happens when my mortgage servicer changes?
After you take out a mortgage loan, the mortgage lender may sell the right to service the loan to a different company, who will then service the loan. In addition, a mortgage servicer may utilize a "subservicer" to manage the servicing duties, rather than servicing the loan itself. It is not uncommon for your mortgage servicer to change throughout the life of your loan.
By law, you must be appropriately notified when your mortgage servicer changes. The reason for the notice is to give you sufficient warning before you need to start sending the payments to a new mortgage servicer instead of the old one.
Your current mortgage servicer must send you a letter notifying you that your mortgage will now be serviced by another company. This letter will state when you should begin sending payments to the new mortgage servicer.
Shortly after, you should receive a letter from the new mortgage servicer. This letter will tell you what your monthly payment is, with a breakdown of the principal, interest, and escrow and when your mortgage payment is due. This letter should include your loan number.
When your mortgage servicer changes, your loan terms will not be impacted; your interest rate, and principal and interest payments will stay the same. The biggest change is that you’ll have to send your payments to a different address, create a new online account, and/or download a new mortgage app.
If you receive a notice of mortgage servicer change, we recommend you contact your current mortgage lender to verify the information is accurate before you begin making payments to a new mortgage servicer.
