Maria - Meet our Team

Please meet Maria Robinson, our Community Manager! Maria, who works with Spectrum Association Management, came to Villages of Westcreek in the summer of 2021. She has enjoyed her time working alongside the Board of Directors and with the homeowners of VWOA. She describes her coworkers in VWOA as an amazing work family who makes coming to work every day a pleasure.


Maria enjoys spending time with her family, reading, watching the KC Chiefs play, and hanging out with friends.

COMMUNITY CENTER LOAN PAYOFF


The Board is excited to share that the Community Center mortgage has been paid off! The original Community Center loan began in October 2005. The Community Center Project was a $1.6 million amenity addition for the rapidly expanding Villages of Westcreek. This project included not only our Community Center but also a much-needed additional Jr. Olympic swimming pool. Construction reached completion in July/August of 2006. Thank you to the many Board members over the years who worked diligently to pay off this loan ahead of schedule.

The annual meeting to elect two of our Board members is Thursday, April 20, 2023. While the deadline has passed to submit your nomination to appear on the written ballot to be mailed out to the homeowners or on the Electronic Voting System ballots, new nominations will be accepted at the annual meeting. Votes cast at the annual meeting will override previous absentee ballots and Electronic Voting Systems ballots.

There will be an in-person "Meet the Candidates" meeting held at the VWOA Community Center on Tuesday, March 21, from 6:30 PM to 7:30 PM. Also, homeowners who missed the deadline for getting on the ballot will have the opportunity to state their intentions to be nominated from the floor at the Annual Meeting in accordance with our Bylaws. Thus, this would be a good time for these individuals to let the other members of the Association know their qualifications and goals, as well as encourage them to please consider submitting a write-in vote for him or her.

PROPOSED REZONING


Homeowners may have seen the signs near Walgreens in reference to a rezoning hearing for the land near Walgreens and the Caliber Collision Shop. The Community Manager recently spoke to the attorney in charge of the rezoning case, and she has informed me that the area is currently zoned for multifamily, and they are trying to rezone 90.28 acres of the parcel to allow for the building of a data center. The attorney also stated that the 29 acres closest to residential homes will remain untouched as it is within a flood plain and cannot be developed. Included is a map of the proposed green space for the data center should the rezoning case be successful. According to the attorney, the data center will result in minimal light and noise, and the traffic will be low. The parcel of land shown is within the City of San Antonio boundary, however, the Board of Directors and Community Manager wanted to provide the information obtained regarding the project. SOLICITATION FOR VOLUNTEER ARC REGULAR MEMBER

 

The Villages of Westcreek Owners' Association is currently recruiting to fill a Regular Member vacancy on the Architectural Review Committee (ARC).  You must be a homeowner to be appointed by the Board of Directors to serve on this committee.

 

The primary objective of the ARC is to enhance and preserve property values throughout the community while being as consistent and fair as possible with their decisions and recommendations. The ARC has the authority to:

  •  Adopt and administer the review process on behalf of the VWOA;  
  • Review and approve or disapprove plans and specifications for each Property Improvement Application (PIA) regarding changes to the premises;  
  • Make changes to the "Standards for Architectural Design and Property Maintenance" as deemed necessary in accordance with the CC&Rs and applicable Federal, State, and local laws; and, 
  • Make reasonable efforts to assist the applicants with their requests and any other concerns regarding the "Standards."

 

ARC members will be trained and expected to conduct business using an automated system. This system allows ARC members to digitally view, comment, approve or deny PIAs.

 

Ideal candidates will need to

  • have access to a computer and the internet.
  • be available consistently to meet in person should homeowners request a meeting to discuss their PIA. 
  • have knowledge of the CC&Rs and the VWOA's standards.

 

Additional duties and responsibilities are outlined in the "Declaration of Covenants, Conditions and Restrictions (Article IX - Architectural Review Committee)" and "Standards for Architectural Design and Property Maintenance."

In January, courtesy property notices began going straight to your email that is on file, giving you a faster, more accessible way to stay on top of your account. To receive these notices via email, you will need to have registered with SpectrumAM through the homeowner portal and have an email on file. If a homeowner does not have an email on file, they will continue to receive the notices through USPS. 


It’s just one more way we make your life easier and create savings for your community!

At the February 2023 Board Meeting, the Standards Manager informed everyone in attendance that the results from the new e-courtesy notices have been amazing! We have seen an increase in communication and results with the e-courtesy notices.

COMMUNITY UPDATES



  1. Monuments at Daisy Field and Potranco-OPEN- The Community Manager has followed up with her representative at TXDOT after the Board meeting to verify where the ROW (right of way) is since the Potranco Road expansion.    
  2. Garden Lily and Tally Rd.-TABLED- The Board has decided to table this project until the construction on Talley Road has been completed.     
  3. Pointe Monument-OPEN- The solar vendor is waiting for the last part to be delivered so they can begin the installation.
  4. Maintenance Shop Replacement-OPEN- The contract for this has been signed, and the deposit invoice has been paid; this project is currently scheduled to begin after the completion of the concrete pad and electrical installation. 
  5. Maintenance Shop Concrete Pad-OPEN- The vendor submitted the application for the permitting process in December 2022 and we have now cleared the first two phases of the permitting process per an update provided on Tuesday, February 21, 2023.
  6. Standards Revision-OPEN- The Board and the ARC members have a workshop planned for this month to review and ask any questions.

Our next scheduled Community-Wide Weekend Yard Sales will be held between the hours of 7:00 am till 7:00 pm on the following dates:


  • Saturday, March 11, 2023
  • Sunday, March 12, 2023


Community Yard Sales listings will be posted on the VWOA website, the day prior to the event. 


During the week leading up to your yard sales, the Association will place signs at the major intersections and entrances to the Villages of Westcreek that state: Yard Sales this Weekend.


If you wish to add your yard sale to the listing, please call the VWOA Office at 210-679-8761 by 12 noon on Friday before the scheduled yard sale.

SUPPORT OUR LOCAL FOOD TRUCKS


SPECIAL NOTE: At the May 19, 2022, Board meeting, it was discussed and decided to no longer charge food trucks to set up and serve our homeowners unless it is an event in which case, the $25 fee still applies. This was decided in order to have more food trucks visit our community and serve our homeowners.

SPRING CHECKLIST

 

Spring is just around the corner and will be here before you know it! Here is a Spring Checklist of to-dos to get ready for Spring and keep your home well-maintained.



  • Rake leaves from lawn, garden beds, and yard. 
  • Clear lawn of debris, including sticks and branches.
  • Plant summer flowing bulbs (seasonal plantings do not require ARC approval).
  • Power wash decks and patios.
  • Clear gutters and spouts of leaves and other debris.
  • Inspect roof for missing, loose, or damaged shingles; get repairs as needed. (Repairs don’t require ARC approval and neither does replacing roof with the same color and type.)
  • Wash off outdoor furniture.
  • Spruce up the front entryway, change welcome mat, and sweep or clean outdoor décor.
  • Check grill hoses and clean grill.
  • Check propane in grill and outdoor heaters.
  • Wash windows, including sills.
  • Wash outside walls and fixtures.

CHOOSING THE RIGHT TOMATOES FOR SAN ANTONIO


In San Antonio, weather rules when and how tomatoes grow. These frost-sensitive fruits need to be well protected from cold snaps both in early spring and again in late fall. The ideal growing temperature for tomatoes is when the soil has warmed above 50 and the air is consistently 65-85 degrees. You can see why we need to get a jump start when growing tomatoes in our relatively short spring and fall seasons.



7 Tips for Choosing the Right Tomatoes for San Antonio

Get a jump on tomato season by starting tomatoes indoors. Here they can be protected from the elements while growing strong for planting in the garden when the temperature is perfect.


Choose early-setting tomatoes. Look for: Early Girl, Stupice, Valley Girl, Sun Gold, etc. These types of tomatoes are known to set fruit in around 55-65 days (weather permitting).


Try one of the Rodeo Tomatoes. Every year Texas A&M AgriLife chooses a new tomato to be the official tomato of the San Antonio Livestock Show and Rodeo. These tomatoes are chosen based on flavor, productivity, disease resistance, and adaptation to our state’s growing conditions. The 2023 selection is Thunderbird, a determinate plant, meaning it quickly reaches production size and concentrates on producing fruit. It produces a firm tomato that is well covered by its foliage while it is maturing. Also look for: Celebrity, Red Deuce, Tycoon, Valley Cat, Ruby Crush, Red Snapper, and more.


Choose tomatoes bred for the heat. Many of these heat-tolerant varieties have the word “sun” in their name for a reason. They’ve been bred to handle the higher temperatures and still be able to put out fruit. Look for: Solar Fire, Sunmaster, Sun Gold, Sun Leaper, Sun Chaser, etc.


Choose small to medium-fruiting tomatoes. Smaller tomato varieties set fruit better in the heat and also take less time to produce and reach maturity. Large-fruiting tomato varieties won’t set fruit once temperatures are above 90 degrees on a regular basis. And since they take longer to get to the fruiting stage, you really have to plant early and gamble on the weather to grow these. Look for: Celebrity, Juliet, Large Red Cherry, Sweet Chelsea, Sweet 100’s, and Grape Tomatoes.


Choose tomatoes that have multiple disease resistance, especially V, F (soil-borne diseases), and N (root nematodes), which commonly attack tomatoes in Texas. Choosing tomato plants with resistance to disease gives you a leg up from the start. Rainbow Gardens has informational blue signs at its nurseries for the disease-resistant codes on the tomatoes they carry.


If you are planting late, choose tomatoes in larger containers. Planting small tomatoes way after the recommended date for our area is not advisable. Tomatoes in gallons are further along in their maturity and will more likely still produce fruit before the heat sets in.
