  • The hottest zip code in the county in terms of the Market Action Index (ratio of inventory/homes selling) is Ben Lomond with an index of 57 and a median list price of $1,049,000.
  • This doesn't mean that Ben Lomond is the most desirable, it could mean that sellers in Ben Lomond are more closely aligned with accurate market prices and therefore their homes are selling more quickly than other areas in the county.
  • 23 properties sold in the county this week with an average sale price of $1,092,642.
  • There are 452 active for sale properties on the market here in Santa Cruz County (This number is up from 446 last week).
  • As the year progresses we should watch inventory growth. Does it continue to grow through the rest of the year or does it taper off?
  • If interest rates drop and inventory growth decreases through the rest of the year, the market will see a lift in prices and sales volume.
  • If rates do not move lower, expect to see transaction volume decrease further, price cuts will continue to increase, and inventory will continue to grow.

Here is the market update for Q2 in Santa Cruz County. Compared to this time last year the median home price is up 2%, the average days on market is up 189%, and the transaction volume is down 2%. Despite considerable downward pressure from higher rates, sellers remain relatively reluctant to drop their prices. This has resulted in considerably longer days on market, and lower transaction volume. This is the result of sellers having record amounts of equity and lower rates locked in.
