~Mold inspections will vary in price depending on the number of samples needed to be taken, our base fee is $300 which includes 1 indoor air quality sample, each additional sample is $100 (Lab fees are included in price). The base fee also includes everything listed below.~

What's included with a Mold Inspection?

We inspect all areas of the home for excessive moisture, which may result in mildew, mold, mold sporing or deterioration/ decay due to mold growth
We find the source of moisture that is feeding the mold and establish a mitigation plan to eliminate the source
We determine the severity of the mold infestation and provide insight as to whether or not indoor air quality testing is necessary
If it is deemed that the mold infestation has compromised the interior living space then indoor air quality samples will be taken at the property and sent to our Lab testing partner for mold analysis.
Lab testing results are normally returned within a 24-48 hr period following receipt of the sample

Examples of when indoor air quality testing is required;

1/ Lab testing not required. Minimal remediation required, area can be cleaned with bleach or micro ban solution.

2/ 1 Lab sample/ test required.

Mold remediation is limited. This environment poses a health risk and long term exposure should be avoided.

3/ Multiple Lab sample/ tests required.

Mold remediation is extensive. This environment poses a severe health risk and short/ long term exposure should be avoided.

When samples are taken they are recorded on what's called a "Chain of Custody" form. The samples and the COC are then delivered to the lab for mold analysis.

The International Association of Certified Home Inspectors mandates that any individual inspector must be independently certified, licensed and insured in order to inspect, assess or test for mold. Most inspectors do not carry this credential, LAB Home Inspections has you covered.
