Flynn Rezoning - FLU23-000001
The property is in District 5 (Parcel number 01-3S-20-34200-00F-0120). It is on the South side of 30A on Draper Lake .06 miles from Blue Gulf Drive. A majority of the parcel consists of wetlands.
This is an application to change the zoning on 1.15 acres from Residential Preservation to Village Mixed Use. The South Walton Community Council (SWCC) is opposed to this rezoning.
As a result, the SWCC has hired an attorney to present this case to the commissioners on behalf of citizens of Walton County. Our attorney believes this proposed change to Village Mixed Use (VMU) is prohibited on 30A per the Land Development Code.

Land Development Code does not allow any change to Village Mixed Use on 30A.
2.02.23 Zoning amendment change 11/9/2021.
As per the Land Development Code: “Location Criteria: This zoning district is applicable to the South Walton and South-Central Walton Planning Areas. The Village Mixed Use Center Future Land Use Category has primarily been located along County Road 30-A, US Highway 331, and US Highway 98. Upon adoption of this amendment, new Village Mixed Use Centers shall only be designated on parcels fronting US Highway 98, SR 20, US Highway 90, or US Highway 331. It is the County's intent to maintain the integrity of the detailed plan of development approved for each VMU center.”
Mussett Bayou Rezoning - FLU21-000006
This property is in District 4 (parcel number 28-2S-20-33220-000-0210). This is an application to change the zoning from Conservation Residential to Industrial and Extractive Uses and the Official Zoning Map district from Conservation Residential 2:1 to Light Industrial on 9.72 +/- acres – 1.68 are wetlands. The property is located on the east side of Mussett Bayou Rd, approximately 0.2 miles north of the intersection of Mussett Bayou Rd and US Hwy 98.
