Virtual counter hours for customers

Customers can now choose to meet either in-person or virtually for consultations about certain questions and services. These include commercial mechanical and plumbing, commercial multi-family architectural/structural, commercial solar/electrical, commercial zoning, permit intake, and single and two unit building and zoning questions. Both types of visits can be reserved at this link, and appointments can be scheduled Tuesdays and Thursdays from 8 to 11 a.m.

Denver Zoning Code text amendment bundle moving forward

zoning map

Just like infrastructure needs maintenance to stay in top condition, the Denver Zoning Code also needs regular upgrades to continue to respond to the needs of the city. The goal of text amendment bundles is to keep our zoning code modern, clear, and user-friendly.

In addition to cleanups and modifications, the 2024 bundle will also help reduce plan review times and simplify code enforcement by:

  • clarifying existing standards and procedures,
  • simplifying existing development standards,
  • reducing requirements, and
  • eliminating conflicts with other city codes or state law.

Public comment on the public review draft of the bundle closed on August 9. A revised version of the bundle will be presented to Denver Planning Board in October, and at the meeting CPD staff will recommend an effective date as well as a grace period. For the latest updates, visit the project webpage. For questions or comments about the bundle, please email Senior City Planner Alek Miller at alek.miller@denvergov.org.

New instructions for e-recording development plans

The city now requires electronic recordation for Infrastructure Master Plans, Large Development Review Frameworks, Site Development Plans, and Zone Lot Amendments. Denver Clerk and Recorder is no longer accepting physical copies of mylars. With the successful implementation of our e-recording process, all mylar recordings will now be handled exclusively through this digital system.

Please note: Subdivisions, which legally require physical recordation, will still be processed at the Clerk and Recorder’s Office.
