What to Expect When Requesting a Rent Change
After the initial 12-month lease has ended, you may change the rent and the terms of the lease. To do so, you must submit written notification to EHA at least 60 days before the proposed effective date of the increase. The request must be completed using our approved rent increase request form. You can access the increase request from through the RENTCafé portal.

If your rent increase is approved, you will receive an updated rent letter from EHA at least 30-days prior to the effective date of the increase. If you rent increase is denied, EHA will provide you with written notice and advise you of the maximum increase that can be approved for your unit. You will then have the option of accepting the lower amount or issuing a notice to terminate tenancy to the tenants in accordance with state and local tenancy laws. The tenant also has the option of removing themselves from the program and paying 100% of the rent if they prefer to remain in the unit.
Landlord Survey Results
We would like to thank all the landlords that participated in the survey this year. This was the highest landlord response ever to a survey!

We are happy to share that over 80% of landlords selected they agreed/strongly agreed that EHA Certification Specialists conduct themselves professionally when interacting with landlords, and they felt that specialists treated them with respect when communicating with them. Over 70% of landlords stated that specialists explained the program and answered their questions, as well as felt heard when speaking with specialists.

We recognize there is an opportunity for EHA when it comes to returning calls in a timely manner, and we are happy to share that we are adding additional staff in the Certification Specialist and Inspections positions. We are confident that with these additional staffing changes we will be able to increase the quality of our customer service.

We believe this should be an improvement for communication as it decreases the number of different housing specialists that you would usually need to contact if you have multiple HCV clients at your property.
