Short Sale Foreclosure
Confusion? |
Foreclosures and short sales offer many opportunities and challenges when buying a home.
A short sale is where the seller is trying to sell their home in which they owe more than the current value and loan amount. Short sales involve a longer sale or purchase timeline than traditional real estate sales because of the time required to negotiate with the lender from both the seller and buyer perspective.
Foreclosure (also referred to as REO) are when a lender has taken a property back from a property owner and now owns the property. Foreclosures offer deeply discounted buying opportunities but come with "As-Is" conditions generally.
If you are trying to figure out what your home is worth or trying to navigate the Short Sale/ Foreclosure markets, please feel free to contact us to discuss how we can help. Caryn Johnson and Steve Armstrong have years of experience working under the new reality of purchasing and selling a home with the financial obstacles of today's market. | | |

Where are the real estate deals in Tampa Bay?
Tampa real estate market activity has been feverish in 2011, where buyers have acknowledged that
prices are right for deals. According to the Greater Tampa Association of Realtors' statistics, the available supply of listings has dropped from 11.1 months of available inventory in January down to
6.4
in November.
Good quality inventory is particularly tight in the listing price range under $350,000.
Tampa's market sales activity is up over 13% over 2010 with over 20,618 sales through November 2011 in Hillsborough County
In Pinellas County according to the MLS statistics there were approximately 14,683 sales with the average sale price for homes, condos, villas, duplexes and townhomes of $183,000 at the time of this newsletter. The highest price home in Pinellas County sold for $9 million on Brifhtwaters Boulevard in St. Petersburg and in Tampa the highest price sale was on Bayshore Boulevard which sold for over $10 million.
With processes in place for short sales and foreclosures by major banks, even the unknown associated with buying these homes have become easier. Buyers looking for a nice deal have to act fast because quality properties move fast. Remember the golden rule of real estate "Location, Location, Location!" |
