While scrolling through a Facebook group in 2017, a Swedish woman named Lena Jalke-Fehrm learned about a real estate opportunity in Cleveland. She didn’t know much about the city but recognized it from the sitcom “Hot in Cleveland.” Online, a company called Solid Capital Group said Swedes could buy American houses and generate “passiv inkomst:” passive income, a reliable stream of rent payments from halfway around the world.

11th Cir. Holds Anti-Modification Provision in Bankruptcy Code Applies to Mixed-Use Real Properties
The U.S. Court of Appeals for the Eleventh Circuit recently held that the anti-modification provision in the federal Bankruptcy Code applies to loans secured by mixed-use real properties, such as the large parcel at issue here which functioned both for commercial use and as the debtor’s principal residence.

Colorado Federal Court Rejects Insured’s Claim for Defense and Indemnity for Mechanic’s Liens
Northmarq Finance, a Nebraska limited liability company, had a title insurance policy with Fidelity National Title Insurance Company. Northmarq sued Fidelity seeking coverage under the policy after several subcontractors asserted mechanic’s liens on a construction project for which Northmarq was a lender. Wisconsin’s marital property laws impact compliance with the Corporate Transparency Act (the “CTA”). Throughout the mountains of the American West, carvings hidden on the trunks of aspen trees tell the stories of the sheepherders who made them as they passed through with their flocks.
