A common mistake we've seen on new construction / reconstruction sites like the above is how the schedule is planned. We have seen:

  • Concrete Tuesday
  • Grading Wednesday
  • Asphalt Thursday

Trying that soon to compact asphalt against new concrete curbs with heavy vibratory rollers will crack it.

  • Let your concrete cure 7 days before compacting subgrade or asphalt against it.

You could lose out on time and money. If you get 3 different scopes back; how can you make a fair comparison? Do you want to spend more time re-bidding it?

  • The smallest scope (i.e. seal coating vs. 2" asphalt overlay) might be the least expensive, but what if the other bidders gave you a price for that, too? They may come in cheaper and provide more value (better quality, efficiency and communication).
  • Do you want to spend extra time getting re-bids so you can make a qualified decision? No, but what if you don't? You could be choosing the less qualified contractor for a higher price. We don't have time to waste either. Let's clarify what you need the first time, and have all bidders agree on the scope for a streamlined pricing comparison.
