Hello Alton Woods Residents,
The Summer is flying by and the children will soon return to school and we are getting ready for the Fall months, my favorite time of year! I love the cooler weather and the crisp morning air that is super invigorating for my morning walks! Did you know that the loop road that circles the property is ½ mile around? If you do all the long carports along with the loop, you will have walked 1 mile! It’s a great way to relax and get some exercise.
Alton Woods offers free storage in the attic areas of our buildings. Lately, we have noticed that many residents have started using areas outside of their reserved areas for storage, as well. This is a restriction of City Fire Codes. Propane gas tanks are also prohibited from being stored in the attic areas. Call the office if you need a space to store your Propane gas tanks for the winter months. All items must be contained to your storage area. Items left outside of the storage will be discarded to comply with codes. Please check your area and make sure your valuables are inside the storage. We appreciate your cooperation.
We have had many residents say that they have had wonderful gardens this year, with the sun and warm temperatures making harvests bountiful. Alton Woods certainly has some great gardeners! We are very fortunate to have this amenity offered to those that enjoy flowers and vegetables. Enjoy your harvests!
As the weather cools, we would like to remind residents to use “Head In” parking only! If you leave early and like to start your vehicle to warm it up prior to driving, please make this common practice. Exhaust fumes can enter open windows making it uncomfortable for the residents. Thank you for your consideration!!
I want to give a big “shout out” to those pet owners who continuously pick up after their pets and are helping to keep our Alton Woods lawns and areas clear of pet droppings!! We greatly appreciate those that follow the rules and truly care about our community! Thank you!
As Fall settles in don’t forget to visit some of the local farmstands and apple orchards for fresh apples, pumpkins, jams, homemade pies and squash. These comfort foods help to usher in the season, and nothing tastes better than a homemade apple pie fresh from the oven!

The Hodges Development offices and the rental offices will be closed for Employee Appreciation and Labor Day from Friday, August 30th through Monday September 2nd, 2024. The offices will reopen on Tuesday, September 2nd at 8 am.

Pool Closing
The pool has been a refreshing reprieve from the hot summer days that we have experienced this summer. But as summer comes to an end, so do those hot days. The pool will be closing for the season on Tuesday, September 3.

Fall Cleanup
- All bike racks will be taken-in by the end of October. Please remove and store bikes by that time.
- It is a restriction of Concord Fire Codes to have any items left in halls/walkways/under stairwells, entries or common areas. This includes boots/shoes, etc.
- The gardens are waning, and we ask that all gardeners pull plants, tomato cages or other gardening items from the garden area prior to the end of October so that our grounds crew can clean the garden area prior to the arrival of snow.
- Time to clean up your patio and balcony areas prior to the beginning of snow and utilize your attic storage space for the winter months.

Any residents interested will need to first contact Mel or Carolyn at 603-224-4701 so you can be provided with a Lease ID which is required at the time you register and ensures that payment is applied correctly.
Please note, there is no cost to pay via checking account, fees may apply for other payment types.

Community Safety
We would like to take this opportunity to remind residents about how to stay safe within our community.

Residents should “lock and secure” their vehicles at all times. Do not leave any personal or valuable items in your unattended vehicles.

Children continue to ride their bikes and play outside on a daily basis. Please keep this in mind as you are driving and respect the 15 mph speed limit. Please do not allow children to ride their bikes in or around carports.
- For all the walkers and runners out there, it is safer to walk/run against traffic so that you can see what is approaching.
- Do not allow outsiders access to your building if you do not know who they are. The security door and system is there for the protection of you and your neighbors.
- The number of packages being dropped off in the vestibules is increasing. Residents should collect their packages promptly and double check the address label to be sure they are taking only packages that belong to them. We are not responsible for lost or stolen packages.

Resident Referral Program
We have had great rental referrals recently and want to thank everyone who may have spoken highly of our community, family, friends and co-workers. Many of our residents have taken advantage of our resident referral program and have earned “extra cash”! We are continuing with the program, allowing you to make $100.00 for each referral. What could be easier? The resident that you refer will also get $100 off their 1st monthly rent payment.
Remember, to qualify the prospective renter must give your name as a reference when they first visit the property. The new resident must also sign a year lease term. Now is the time to take advantage of this program and get extra cash! We really appreciate those who have already referred friends, relatives and co-workers and have taken advantage of this great offer. Keep up the great work!

Package Security Message
If you are arranging for package deliveries to be left-off in an unsecured area, we recommend you consider more secure arrangements. You should consider:
- Arranging with the carrier to be sure you are available to receive the delivery and/or require a signature.
- Make arrangements with a frequently home nearby neighbor or relative, or otherwise arrange to have packages delivered to a secured location of a third party.
- In some cases, people are able to make arrangements to directly and securely receive parcels at their place of work.
- Track your deliveries.
If these options are not available, we encourage you to insure any valuable packages. We hope residents will take these precautions with the result being safe delivery of their cherished gifts.
In addition, Residents should also lock and secure their vehicles at all times. Do not leave any personal or valuable items in your unattended vehicles.

A favorite of Concord locals, the farmers' market is every Saturday morning on Capitol Street through October! This weekly market features fresh produce, flowers/plants, baked goods, maple, wines, beers, meat, dairy, fish, agricultural crafts, and more!

Warner Fall Foliage Festival
This is the 77th Annual festival and runs from October 11 – 13, on Main Street in Warner, NH. It features fun activities for kids, crafts, live music, food and a parade. Check out their website at wfff.org for more information.
