Community Operations Update

When you purchase a home within The Groves, you are moving into both a Community Association also known as an HOA, and a Municipal Utility District (MUD). Specifically, you are entering into The Groves Community Association and MUD 504.


There are distinct differences between the two entities.


  1. The Association is funded through quarterly assessments while the MUD is funded through annual property taxes.
  2. The Association is a private entity created by developers while the MUD is a political subdivision of the State of Texas authorized by the Texas Commission of Environmental Quality.
  3. The Association maintains common areas, enforces community guidelines and covenants, and runs the day-to-day operations. The MUD is authorized to provide water, sewage, drainage, and other utility-related services within the MUD boundaries.
  4. Upon transition, both the Association and MUD elect resident Board Members to govern the entities.


Along with the above differences, responsibility for the maintenance of land within the boundaries of The Groves and MUD 504 is shared.

Reserve Project Updates

The pool plaster project is well underway!


All existing tile and plaster has been demoed and the project remains on schedule to be completed by opening day.

The resurfacing of the splash pad is complete and the vibrancy of the new coat of paint looks great!


We look forward to opening day where our residents, young and old, can enjoy some cooling off on those beautiful Texas days.

With the Board having approved the creation and charter for the Transition Committee, the process is underway starting with the search of residents to fill the committee spots.


We cannot stress enough how important this process is to the long-term success of the community and look forward to working with residents to further strengthen The Groves' future.

PARKING CONCERNS

One of the most common concerns we've heard from residents lately relates to parking practices within our neighborhood. We want to remind everyone of the importance of being considerate and mindful of our neighbors and the safety of our community.


We've seen some instances where cars are parked in spots that can cause a bit of trouble, like parking across from driveways, near intersections or stop signs, and in front of cluster mailboxes. While these actions might not always break the rules, they can make our neighborhood feel a bit less cozy and secure.


Our streets are built to handle parking on one side, but things get tricky when vehicles are parked on both sides. It can lead to restricted visibility and difficulty for emergency vehicles, mail carriers, and others to navigate safely. We want to ensure that our community remains accessible and safe for all residents and service providers.


Law enforcement strongly encourages residents to park in their private driveway, even though in most cases it is not illegal to park on neighborhood streets. If you have multiple vehicles that cannot park in your driveway, please be sure not to impose on your neighbors. It helps keep traffic flowing and makes life easier for everyone.


Please keep in mind that no repair or maintenance work may be done on any vehicle, other than minor emergency repairs, except in enclosed garages. No vehicles that are inoperable or do not have a current license tag will be permitted to remain visible on any lot or to be parked on any roadway within the property. Additionally, vehicles cannot be stored within the community, including for business-related activities.


Remember, law enforcement is around, and they will step in if needed. So, let's all pitch in to keep our neighborhood friendly and safe.


HOLIDAY DECORATIONS

Friendly reminder – the deadline for the removal of December holiday decorations was January 24th, and it has passed. Please ensure that all holiday decorations, including exterior lighting and décor, are promptly removed to avoid receiving a violation notice.
