Wealth Migration Boosts Both Palm Beach Home Prices and Household Income

In July 2023, median prices for single-family homes in Palm Beach County remained unchanged year-over-year at $600,000. Meanwhile, existing condo median prices experienced an 8.3% year-over-year increase, rising from $290,777 to $315,000.


Traditionally, a market displaying less than a 6-month supply tends to witness price appreciation. In Palm Beach County, single-family homes and existing condos have supply levels of 2.9 and 3.6 months, respectively.


South Florida's price appreciation continues to outpace the national trend. This region remains a seller's market, especially for single-family homes priced below $600,000, which are typically sold within two weeks.


Local home prices in South Florida have surged due to an influx of wealth migration. Analysis of 2020-2021 migration data from the Internal Revenue Service reveals that in-migration contributed a staggering $16 billion to South Florida's household income in 2021.


Breaking it down further, new households relocating to Miami-Dade in 2021 reported an average adjusted gross income of $229,300. In Broward County, new households boasted an average adjusted gross income of $102,600, while in Palm Beach County, incoming households had an average adjusted gross income of $242,200.
