The Landform Quarterly
We are Expanding!
The office expansion and renovation of our Minneapolis office is under way. We are taking over another wing of the floor in the Crown Roller Mill and expanding the collaborative space to nearly double the size, so that we can continue to grow and serve you better!
Petersen Farms
Late in the 2018 construction season, the initial phase of Peterson Farms opened in Andover, Minnesota. The 300-acre master planned Low impact Design (LID) rural residential project gained all the necessary approvals throughout 2018 and broke ground late in the fall. On the last days of the season, the roads were completed and building permits became available. In just four short months, ten of the initial 24 lots are under contract or sold, with 5 under construction over the winter. With the Parade of Homes, traffic buyer interest is ramping up and we begin looking at the next phase. You can learn more about this project at www.buildatpetersenfarms.com.

On this project, Landform provided fully coordinated site design services, and combined with our entitlement and development management team we led the project from concept to completion. The LID approach for rural developments is an incredibly thoughtful way to approach development on this amazing site, as the proximity to the Rum River, numerous natural amenities and adjacent open space parks dictated an approach that minimized development disturbance and maximized efficiency in lot configurations.
We were thrilled to deliver this project for the Petersen Family who farmed this property for generations. We look forward to the next successful phase. Watching these beautiful neighborhoods form and families move in is well worth the journey.

If you would like to discuss your property, and options for the successful transition from farming to neighborhoods please let us know. We craft custom transitional planning for families and property owners to help facilitate the best outcomes. Contact Darren Lazan dlazan@landform.net for addition information.
The Yards
Construction continues at the 232-unit apartment complex, which started going vertical early this year. A harsh winter and coordination with the City’s historic infrastructure caused some delays, but the project is on track to open in fall of 2019. Most of the infrastructure is in while the courtyard and associated site work along with roadway improvements will be constructed later this spring and summer.

The Yards falls into a timeline of major revitalization and reinvestment into the Stockyard’s District, one of the most historic districts in all of Kansas City. Following in the footsteps of the conversion of the out of use Kemper Arena into a youth sports complex now named Hy-Vee Arena, development of a wine tasting room, addition of a brewery and re-opening of the famed Golden Ox steakhouse. The Yards now provides the neighborhood with housing to catch up with the numerous new destinations and activities. Landform is excited to be a partners of a project in such a historic location.
Harvest Estates 2 nd Addition

Harvest Estates 2 nd Addition is a 15-lot single family subdivision that was just approved by the City of Ramsey in February 2019. It is the 2 nd phase of an overall 45 lot subdivision that Landform developed plans for in 2015. The 2 nd phase could not be constructed until the City of Ramsey’s old municipal building was demolished.

The project is unique because it is the first single family subdivision in Ramsey to be approved under the cities’ new R1-A zoning ordinance that allows for 65-foot-wide lots following a trend that many other metropolitan cities’ have adopted allowing narrower lots. The old zoning required a minimum lot width of 80 feet.

The developer and builder is Meadowcreek Builders. The project will be association maintained and will cater mostly to seniors. Construction will begin this Spring and it is anticipated to build out in two years.

Dean Robbins
Senior Designer

Landform added Dean Robbins as a Senior Designer in our Residential Design Studio.

His civil engineering design experience encompasses the full project cycle from several disciplinary view points including surveying, materials testing, site engineering and software development for Geographic Information Systems automation. Having worked in the field for over 20 years, he has worked on scores of land development projects including town homes, single family, and in-fill projects ranging from a few acres to over 100 acres. Dean developed a passion for land development due to the complexity of the entitlement process, permitting, platting, project management and engineering design processes. Dean has working relationships with several local and national builders and developers across the Twin Cities Metro Area.

Dean has a Bachelor’s of Science Civil Engineering from the University of Wisconsin - Platteville and a Bachelor's of Science in Computer Science and Information Systems from the University of Wisconsin – River Falls. These additional skills allow Dean to better understand and implement the complex programs, systems and processes that are required to bring Landform clients the best possible product possible. By implementing advanced systems, our ability to communicate complex design requirements and last minute changes for all stakeholders helps to reduce (and in some cases eliminate) exposure to risk that would otherwise prove costly to our clients.
