TORONTO MARKET STATS FOR MARCH 2020 
 



WAS GOING TO FORGO THE MARKET STATS THIS MONTH .......

But then I thought, with all the dramatic changes in each of our lives, regardless of the state of financial health, people still want to KNOW the status of one of their most important assets, and so I am including the infograph to help you understand where we are in the housing market right now, and I will, as usual, add my interpretation of these numbers for you.

March's market results can not be viewed as a whole.  The first half of the month pre-COVID-19 was very different from the last half.  We use the date of March 15th, to differentiate the Pre-C from the Post C data periods.

Sales, average sale prices, and new listings coming to market were substantially higher Pre-C, while plummeting in the Post-C weeks.  These declines are expected to continue and in fact, be even MORE pronounced in April and probably May.  Supply is still very tight compared to demand (total listings for the month of March were down by 32% compared to March of last year); however, Days on Market were a mere THIRTEEN DAYS! in the city. That is faster than the speed of light in Real Estate terms.

PS: many condo corporations have now banned short term rentals in their buildings, (like Air BnB), which could mean that, since most of these units were bought purely for investments purposes, we may see more product come to market than "normal" in April and May.  I'll watch for it...but if it does, it is product that will likely be snapped up because people still need a place to live.  Some units listed by Chestnut Park have already sold VIRTUALLY.  The buyers knew the building, had "faith" in the unit's condition, pictures and descriptions on the listing and decided to purchase now, physically sight unseen.

The balance of my letter this month will be a reflection of what is getting me through these very sombre times.  Some photographic snippets of what "sparks joy" for me and keeps me mentally sane and emotionally optimistic.

Above, my tulips and Alstramaria are showing off in my living room. To the right my wee Christmas trees are casting protective shade onto these mini hydrangeas in my sunroom.  Amidst all of our global woes regarding health, political strife, gender bias, wage gaps for females etc etc, do yourself a favour.  Make a bouquet of your own.  "Heal thyself".  
It works.
Your environment must support your passions and pursuits.

I DO have a beautiful new listing to showcase.  I do so in the event that you may know someone who is actually in NEED of a home, either because they have already sold their home, or because they may be in re-location mode.  The house has been vacant since October 2019 so there is no resident family being upended during these very difficult times.

 Buyers may request a visit securely, while safely following Chestnut Park's Covid 19 protocols, or I can walk someone in need through virtually, as I walk through myself and take a video of the interior.
