Summer has arrived!!! The last snow was over Memorial Day weekend, and we now have perfectly cool mornings around 50 degrees and low 70’s during the day. Flowers are popping up daily and our glorious summer color begins. Food and Wine this past weekend kicked off the official start to summer and town is buzzing!

 

Remember our town is at about 8,000 feet above sea level so check with your doctor if you may need medication to help acclimatize PLUS constant hydration with electrolytes!!

REAL ESTATE UPDATE


I see too many small townhouses in the core that sold for around $7m a few years ago now asking $12m plus. This week with the real start of summer season those brokers have lowered prices over $1,000,000 each. As for the perfect new or newly re-done product where the Buyer can move right in, sales are around $5-$6,000 per sq ft. There are some “deals” at $2,500-$3,000 per sq ft on properties that may need some updating. I also think that because the City of Aspen Government works so hard at making new development almost impossible with demo permits or building permits taking over a year, we will see some price corrections in either tear downs or vacant land. This is always a challenge in Aspen. 


Note 2024 stats are way over last year but actually closer to

2022! When I deduct a few cuckoo sales this year of $108,000,000 and a few others over $50,000,000, we are closer to last year. I just saw a West End comparison that showed actual average per square foot listings at $4200+ but real closings are at $3,800 per sq ft. We are still ASPEN and

Restaurant Update

The restaurants seem the same since our winter season but of course, they update the menus with fresh farm to table options! Obviously, the finer restaurants are pricey and so I try to figure out the best food if you wish to “budget.” Some of my favorites are:

 

Parc (formerly L’Hosteria) Locals Bar Menu(Photo above) I ate there several times during the winter and had a great Steak Frites for $30 and Pappardelle for $21

Independence Pass Outfitting Company

This Horse-Riding company (click here) have forest service permits for riding on The Lost Man loop towards the top of Independence Pass and are run by an old mining family. This is a very unknown option to T-Lazy 7 and the Maroon Creek Outfitters. Aspen is gorgeous by itself. But imagine it on horseback, through the mountains... it doesn’t get much better than that!
