In tough times, renovation can be an excellent and economic alternative to new construction. Creating spaces that are more attractive to tenants can also help bring a good return on your investment. This month's featured project, One McKinney Plaza in Dallas, was a 24-year-old mixed-use space that had been less than 80 percent leased. Building owners Gaedeke Group decided to market the space to new tenants, adding attractive retail and lobby space to the property to help maximize occupancy. MORE> |

 Featured Project
1 McKinney Plaza, Dallas, TX
Contractor: Austin Commercial
Architect: BOKA Powell of Dallas
"As long-term owners, we want to protect our investment for the present and future," said Glenn Lickstein, Gaedeke's president. "We are going to take advantage of increased retail demand and street traffic from McKinney Avenue's evolution to enhance our investment."
Trainor Glass played a pivotal role in $5 million dollar project, helping to remodel a 14,000-square-foot, two-story wing of the building for retail space, and enlarge the ground-floor lobby area from 2,123 square feet to 11,299 square feet with new construction!
Commercial renovations are always a challenge, and one of Trainor's specialties. In this case, careful engineering was required to incorporate existing aspects of the building with all the new elements being introduced. Field measurements were necessary as a proactive measure for much of the interior scope, eliminating most remakes (and helping to keep within the allowable budget). Material lead times were anywhere from 4-10 weeks, requiring a strong collaborative partnership with the GC (and surrounding trades.) Dimensions listed on the architectural drawings needed to be resolved with the approved Trainor shop drawings and field measurements, allow the project to proceed on schedule.
Interior Highlights:
- 1/2" and 3/4" thick, clear, tempered all-glass doors, sidelights, transoms and vestibules,
- Smoke mirrors surrounding entire elevator shaft on the first and second floors
- 3/8" thick clear tempered glass for the art niche doors (display cases)
- 1/4" clear tempered glass at the security desk to encase the computer monitors
