Hello dear friends and clients.

Even with our recent snow fall, I can feel spring is not so far away and I am pretty excited about that! I hope this finds you well and if you are not already here, I am looking forward to seeing you come spring!

First of all, I must boast. My 2017 stats came out and I am #1 in Bigfrork and #3 in the  Flathead Valley for sales (see  below). Also, if you click on the photo to the left, you will see some very upbeat market stats for 2017. Among some interesting facts:
  • Sellers are realizing wealth through their home equity
  • Single women make up the 2nd largest share of home buyers
  • First time home buyers made up 32% of December sales
...and there are lots more facts to chew on.  If you are thinking of listing your property, or buying a property in Montana, please call or text me. My experience and expertise will successfully guide you through the negotiation process toward the right price. Call me! We'll go have dinner and talk.

As always, Cheers!

Testimonial:

Rachel and I would like to thank you very much for your hard work, unparalleled tenacity, patience, and fun along the way to our new home purchase!! Rachel and I were very unclear on what we wanted in a new home at the beginning of our search. We greatly appreciate you taking the time to get to know us, interpreting what each of us wanted, and translating that time spent into a list of homes for viewing. When the first few homes did not work out, you remained patient and diligent. You alerted us within minutes of a new listing, and were able to schedule a viewing immediately. You promptly and professionally negotiated an accepted purchase agreement. It was also greatly appreciated that you had our best interests when you worked through the inspection results, making sure ALL items were fixed prior to closing. We truly appreciate all you did to make our new home a reality, you are amazing!!!!

Kelley's Market Trends: Residential Market Distribution
By Jim Kelley, January 31, 2018, Flathead Beacon

This graph shows the distribution of current listings and the last 12 months of sales by price range In 2017 the overall median price of sold residential properties in Flathead County was $275,000. This means that half the sales are lower and half are higher than that median price. The graph shows the distribution of current listings and the last 12 months of sales by price range. Of the 1,872 sales in the last 12 months, 18 percent sold in the price range of between $100,000 and $200,000, compared to 27 percent in 2016. At this time there are 771 residential listings and only 5 percent  are priced in that $100,000 to $200,000 range, compared to 6 percent at this time a year ago.   With 331 sales in this price range and a current inventory of 35 listing, this means that there is currently 39 days of inventory, making this price range a seller's market. Denise's Kitchen Corner...Chocolate Pots De Creme

This recipe comes from  my good friends and clients, Engjell and Kaleigh, who owned "When in Rome." It is perfect for chocolate lovers! What an excellent way to celebrate the "chocolate month!"  Bueno Appetito...

Ingredients:
1 cup heavy cream, 2 oz. bittersweet chocolate, chopped into small pieces  3 egg yolks, 2 Tbs. sugar, and 1 small vanilla bean

Directions:
Preheat an oven to 325°F.
Have a pot of boiling water ready. Pour the heavy cream into a saucepan. Cut open the vanilla bean pod and scrape the pod with the edge of a knife. Add the vanilla to the cream and incorporate. Over medium  heat, warm the cream and vanilla bean until just simmering and small bubbles rise around the edge of the cream. Remove from the heat and stir in the chocolate until melted and completely incorporated. Let cool for 5 minutes. In a mixer, combine the egg yolks and sugar. Beat until pale yellow and thick enough to fall from the whisk in a lazy ribbon, about 5 minutes. Very slowly, add a small bit of the chocolate cream to the egg mixture to temper the eggs. If you add the chocolate cream too quickly, you may scramble the eggs instead. Slowly add all the chocolate cream to the eggs and mix together thoroughly. Place six ¼- cup pots de crème pots with lids or ramekins in a baking pan. Pour the chocolate mixture through a fine-mesh sieve into the pots or ramekins, dividing it evenly. Pour boiling water into the baking pan to a depth of 1 inch. Cover the pots with their lids or the ramekins with a single sheet of aluminum foil. Bake until the custards are just set at the edges, 15 to 20 minutes. They should still tremble slightly. Remove the baking pan from the oven. Place the pots or ramekins on a wire rack,  remove the lids or aluminum foil and let cool to room temperature. When cool, cover again and refrigerate for at least 4 hours or up to 2 days before serving. Garnishes can include fruit, mint, etc. W e like to finish the pots de crème with fleur du sel, fresh strawberries and mint.
Denise's Book Corner...."Like Water for Chocolate"

In Mexico, hot chocolate is made with water, not milk. The water is brought to a boil and then the chocolate is spooned into it. A person in a state of sexual excitement is said to be "like water for chocolate."

This book is earthy and magical. It's the story of family life in a turn-of-the-century Mexican border town and involves the the all-female De La Garza family. Tita, the youngest daughter, has been forbidden to marry, due to Mexican tradition to look after her mother until she dies.

But Tita falls in love with Pedro and she continually seduces him with the magical food she cooks. Her food is so amazing, it can inspire people to laugh, or cry, or run naked from the house to be scooped up and carried away by a passing revolutionary!

To stay close to Tita, Pedro marries her sister Rosaura. With a backdrop of revolution, a chain of tragedies, bad luck and fate, Tita and Pedro finally reunite against all the odds.

The book is divided into 12 sections each named after the months of the year, starting in January and ending in December. Each section begins with a  Mexican recipe . The chapters connect each dish to an event in the Tita's life.

There are so many things I love about this book-the historical setting, the chocolate, the intrigue and of course, the recipes!

If Valentine's Day finds you at home wanting a chocolate movie, this is a good one. Here are some more chocolate movies:
