I hope you all survived what may have been the worst heat wave on record. I have never been so grateful for air conditioning and seeing mother nature's air conditioning rolling over the hills of Mill Valley late yesterday.
The fall real estate season officially kicks off this week, and I have been seeing a meaningful increase in buyer activity with people now home from summer travels. The real estate market has shifted. We have transitioned from a sellers’ market to a more balanced market, and buyers are seeing opportunities that have not existed for more than two years. Just like the old days, we are seeing an increase in days on market, price reductions, and buyer contingencies. While multiple offers and competitive bidding are still happening (our team was involved with two multiple slug-out competitions last week), it is no longer always the case. Beautifully renovated/move-in ready homes (with no deferred maintenance) with inspiring outdoor spaces continue to attract buyers, and often multiple buyers.
To compete in this market, it is now more important than ever to both price correctly and update your home. Sellers who price their homes using comps from the first half of 2022 may be disappointed. "Wow" homes and properties continue to do well. I am always happy to meet with homeowners to advise on strategic upgrades and improvements that will deliver a top ROI and a faster sale.
Lack of inventory continues to be a significant driver of our Marin County market. My informal polling with other top agents tells me that we will all have fewer listings than normal this fall. In a shifting market, sellers at the high end of the market normally do not need to sell and can afford to wait out any temporary flattening or potential declines in price. Higher rates are making it more expensive for many homeowners to move.
