Pros
Great central location off I-20 and I-35 in the Spring Hills neighborhood, off E Camp Wisdon Road. The house is in great structural shape. Roof is less than 2 months old. HVAC / electrical / plumbing systems appeared to be functional when we toured the property.Foundation is not perfect, but not too bad either.
Cons
It needs a full cosmetic rehab.
Value
Price/sqft for low level rehabs in the area are over $100 and DOM are low. We think an ARV of $125k is conservative.
