Rookie Coffee Talk - Recap
We visited at length about how unprepared and overwhelmed Rookies feel after first getting their license and discussed thoughts on ways we could solve or improve that problem:
  • Set up Buyer and Seller templates in Transaction Desk
  • Some type of form specific training
  • Role playing (various scenarios, but specifically presenting offers to start)
  • Mentorship. Utilize the previous YPN program with some adjustments
  • Ongoing Rookie Development Course/Program (Zoom and Record)

We shared some best practices on how to stay organized when managing multiple deals simultaneously:
  • Set all inspection dates in your buy sells on Mondays/Fridays. Notices due on Mondays, responses due on Fridays. In this way, each Monday/Friday you know to automatically double check all deals.
  • Utilize 2 monthly dry erase wall calendars (or something of that sort). ...current month and next month. Color code your deadlines such as: green for closings, red for inspection dates, blue for listing expirations, etc, etc. You can also list all under contracts and potential buyers on these calendars for quick and easy reference.
