Rental Increase timelines, guidelines


Approved rental increases will be effective on the first of the month, 60 - 90 days from the requested date. If the Housing Choice Voucher Department processes the rental increase late or the annual recertification for the client is not complete, the approved rental increase will be applied retroactively to the approved date. We are currently working on eliminating the backlog of Rental Increases. Please be mindful that all "Request for Rental Increases" are subject to Rent Reasonableness standards and rental increases. All requests for rental increases should be mailed to Increases@jphsdd.org

 

Office Hours

Our Office remains open for walk-ins Monday – Thursday from 8:30 am – 5:00 pm. Please be reminded that the office is closed to walk-in traffic on Fridays with the office closed for all business every fourth Friday of each month for staff development. Additionally, our office is closed between the hours of 12:00 – 1:00pm for lunch. We encourage the continued usage of our clientcare@jphsdd.org email portal for all tenants and our landlordcare@jphsdd.org for all landlords and management agencies.

Greetings All -


Again, we thank everyone of you for reading our newsletter and being active participants with our program’s transformation. 


We’d like to use this month’s newsletter to remind all our participants of the importance of timely submission of required documents and information. All of our processes are predicated on the timely processing of information requested. Please refer to the "Families Obligations" contained within the Housing Choice Voucher issued to you to view your obligations. 


In today’s economy, affordable housing resources are extremely valuable and we do not want to have anyone lose their assistance for noncompliance. Our office issues multiple correspondences regarding what’s needed for continued occupancy. Please ensure your compliance. One main way to do this is to always ensure that your phone number and email address is correct and updated. 


As always, we encourage all of our stakeholders to utilize the proper email domains in an attempt to get issues resolved quickly. They email domains are listed in all of our communications and on our website.
