Relay Electric's 24/7 Service Request is Up and Running!
|
We have been asking and you've been telling us what would make your life easier. We can't do your grocery shopping for you or pick up your dry cleaning (yet), but we can be more available so you can get things off your "to do list" and onto ours.
With our new website, you can now click on Service Request, located at the top right, and fill in our easy to use service request form. Once you've filled it in, press Send Request and you're done. We'll schedule the service call, coordinate with you on all the details and take care of the repairs/work as necessary. in a nutshell, we take care of it.
We know that part of what you love about Relay Electric is when you call, you get a real living breathing person - usually Shannon. Don't worry, you can call her in the morning to chat. But tonight, click on Service Request.

T or F ... Each community is special.
Absolutely True!
But, there are some commonalities, lessons learned and best practices that we see that might be helpful to you - especially as you prepare next year's budget. This section is where we will share with you what we're finding that could be useful. Take what works for you and your community.
- Pool Ladders (Railings).
The 2013 Pool Inspection Report code (680.26) says "all metallic structural components, lighting forming shells and electrical equipment must be bonded by solid #8 copper conductor." When the bonding grid fails (and they do fail), the pool handrails can become electrified. This is a liability nightmare. And, the concrete pool deck has to be cut up to repair the bonding grid.
Solution: Replace metal ladders with fiberglass ladders. Fiberglass decreases the margin for error and reduces your liability all the way around. Consider this before making any repairs or updates to your pool. -
LED Conversion. More and more clients are asking us about LED lighting - how and why to get it. The benefits of utilizing LED technology includes better/brighter lighting and energy efficiency.
The good news is that the conversion doesn't have to be done all at once, but can be phased over time. As lights fail, they can be converted. Another option is to section or phase the property and do one phase at a time. We can give you pricing scenarios any number of ways.

Your contractors can help you plan an accurate budget. Many times we are asked if our rates will be increasing in a coming year (my accountant says she gets the same question). Rates aren't always an accurate indicator of expenses.
Solution: Consider asking your trusted advisors/ contractors (pool, electric, plumbing, landscaping, etc.) what they see and recommend for maintenance and improvement in the coming year. We/they are out on the property and are seeing things from a different perspective which may be beneficial to your budgeting process. [Tip: when you talk to your accountant ask about tax law changes that may impact your bottom line.]
Next newsletter we'll talk about Emergency / Exit Lighting options.

Problem Solved! New pole or a pole cover? You decide. One of the features of our new website is the section called Problem Solved. Many times our creative work solutions come from problems that you face every day.
Q: HELP ... My landscape maintenance company is destroying my light poles. Is there anything you can do?
A: Absolutely! We've seen what landscape maintenance [weedwacking] can do to a light pole. Because of that, we have created our own protective pole cover that can be installed for less than $100. This cost effective solution can be replaced as often as desired, and takes the beating rather than a $1,000+ pole.

Periodically, I'll share what people are saying to us - about us. It makes my heart feel good to know that in our way, we make a difference in your life. Thank you for allowing us to serve you.
"I just wanted to pass on the compliments that were expressed at my Board Meeting ... [He] expressed how very impressed he is with your responsiveness and diligence, and really appreciated the work you do for the community. So thank you for all of your hard work, and thanks for making me look good. I really do appreciate that!"

Did you know ... ... that "Miss Utility" DOES NOT mark private [secondary] utility lines. You say HUH?
It's true. Secondary electrical lines provide electrical service for light poles and other common area THINGS that the association is responsible for maintaining. "Miss Utility" will only mark lines that service Dominion poles. If you're not sure which you have, the answer lies on your Dominion Virginia Power bill. And if that doesn't help you, not to worry. Call me [Shannon] and we'll walk through it.
So, if you need "Miss Utility", you also need to call us and we'll make sure your secondary lines are marked. It's a whole lot easier [and cheaper] to mark the lines in advance than it is to find and repair damaged lines.
