COMPLIANCE CORNER

A Keeping Red Rock Village a Premier Community

Holiday Light Reminder

Now that the holidays are over, please ensure that all holiday lights and decorations are removed. After our upcoming inspections, the team will send out notices and citations to homeowners. Thank you for keeping Red Rock Village beautiful!

Springtime is here, and so are the weeds!

We appreciate your efforts to help us maintain the appearance of our beautiful community!

If you notice weeds in your front or side yard, please remove them as soon as possible, to avoid fines. We recommend treating larger areas of weeds with post-emergent before pulling them to kill existing weeds by penetrating the root. After the treatment has taken effect, be sure to pull the weed from the root. This will make it more likely to stay away.

Santa Rita Landscaping will be performing maintenance to the common areas. We appreciate your efforts to help us maintain the appearance of our beautiful community.

Faded, Bubbled, & Cracked: Exterior Paint Reminders

Painting your home is a big project that requires advanced planning. Please remember that your home's exterior paint is its first line of defense against harsh weather conditions, and putting it off can result in an escalation in the violation process, possible fines, and possible damage to your home.

Pro-tip: When inspecting your home's exterior paint, be sure to also check for chipping and cracking on your fascia, trim, and accents.

If you receive a notification of a violation, please read the letter carefully and prepare to repaint your home within the timeframe allotted to prevent additional notification and possible damage to the exterior of your home.

Before beginning your project, please be sure to review Red Rock Village's approved paint colors and submit an architectural request form online. Please do not begin your project until you receive official approval from the Association.

Is my home in need of a repaint?

Here's what to look out for:

·       Fading/Sun Spots: The easiest way for you to determine if your home needs a fresh coat is by looking at the whole picture. Faded paint can make your home look dull and uninviting.

·       Wear and Tear: Cracking, bubbling, water spots/discoloration, and peeling are all signs that the paint is not adhering to the exterior walls. This is also an indication that moisture has penetrated the paint film. Excessive moisture causes damage to your home's structure.

·       Time: Some things get better with time - paint is not one of them. Like many things, the protective elements in your exterior paint become less reliable with time.

Median Project Plantings scheduled to be done on medians off Sasco Rd. and walking paths between Patriot and Liberty have been completed. In an effort to save water, the plantings on the medians were of drought-tolerant plans that do not require an active irrigation system to be added in these areas. This will result in water savings and costs for irrigation in the future.

Irrigation and Vandalism The Santa Rita Landscape team discovered some major leaks by the playground near the school, along with vandalism to the wall. Another major irrigation leak was found on the new side of the community and is now being repaired. We have also found vandalism to the irrigation boxes where rocks have been placed in them and used to damage irrigation equipment. There are also major leaks found at the main park and our irrigation crew is aware and is in process of fixing this leak. If you witness vandalism to the Association's property, please report it to Pinal County Sheriff's Office and your Community Management Team.
