Pavement Repair Notice

Richmond American New Build Community

Pavement cutting and repair will take place over the next week in the new build area for Richmond American Homes. This work will begin Thursday, May 2nd. All areas that will be repaired will be marked with pink paint. All repairs should be completed by the same time next week.

Parking on Walkways

We love that our residents love our outdoor amenities! Please be reminded that when you visit our parks, pool, or common areas, there is no parking allowed on walkways. Please use the parking lots to park your vehicle. There was a recent incident where a truck was parked up on the walkway and caused damage that will now need to be repaired. Our beautiful walkways and barriers came at a very high cost, and we need to do our best to preserve them! If you see any vehicles parked on walkways or sidewalks, please report the vehicle to community management. Legal action may be taken against all violators.

COMPLIANCE CORNER

A Keeping Red Rock Village a Premier Community

Springtime is here, and so are the weeds!

We appreciate your efforts to help us maintain the appearance of our beautiful community!

If you notice weeds in your front or side yard, please remove them as soon as possible, to avoid fines. We recommend treating larger areas of weeds with post-emergent before pulling them to kill existing weeds by penetrating the root. After the treatment has taken effect, be sure to pull the weed from the root. This will make it more likely to stay away.

Santa Rita Landscaping will be performing maintenance to the common areas. We appreciate your efforts to help us maintain the appearance of our beautiful community.

Faded, Bubbled, & Cracked: Exterior Paint Reminders

Painting your home is a big project that requires advanced planning. Please remember that your home's exterior paint is its first line of defense against harsh weather conditions, and putting it off can result in an escalation in the violation process, possible fines, and possible damage to your home.

Pro-tip: When inspecting your home's exterior paint, be sure to also check for chipping and cracking on your fascia, trim, and accents.

If you receive a notification of a violation, please read the letter carefully and prepare to repaint your home within the timeframe allotted to prevent additional notification and possible damage to the exterior of your home.

Before beginning your project, please be sure to review Red Rock Village's approved paint colors and submit an architectural request form online. Please do not begin your project until you receive official approval from the Association.

Is my home in need of a repaint?

Here's what to look out for:

·       Fading/Sun Spots: The easiest way for you to determine if your home needs a fresh coat is by looking at the whole picture. Faded paint can make your home look dull and uninviting.

·       Wear and Tear: Cracking, bubbling, water spots/discoloration, and peeling are all signs that the paint is not adhering to the exterior walls. This is also an indication that moisture has penetrated the paint film. Excessive moisture causes damage to your home's structure.

·       Time: Some things get better with time - paint is not one of them. Like many things, the protective elements in your exterior paint become less reliable with time.
