Today the picture I use on this email is even more fitting, since I'm pulling these stats and writing this email at Chiringo after I finished a few showings this morning. This place might have a bit better view than my office, which I'm sure some of you have heard me to refer to as a "bunker."

WAnother month with record-high levels of inventory. We just hit 10.8 months of listings, which is fueled by the ratio you see at the bottom of these emails every week. In terms of year-over-year numbers we saw less units sell, for slightly less in price, and it took a little longer to sell as well. We are still seeing properties sell within the first month, even within the first two weeks on the market, but it has to be in great condition and it has to be priced correctly.

Wow that's a lot of New listings. Pending deals are still much higher than they were over the past few months, and a high percentage of those deals are getting all the way to the closing table, but we're still almost a 2:1 ratio between New and Pending. I expect activity to continue ticking up through the next few months, as is common this time of year, but there's still a ways to go to eat into the inventory we have built up.
