The September Market Report

September 2019 has proven to be a much better month of weather than 2018 with our typical amazing weather and lots of families still in town to enjoy beaches and favorite restaurants. While the sales activity has been consistent and new inventory selling as it hits the market, the pace is nowhere near the 22 homes we placed under contract in the first 8 days of September 2018 – 22 homes went pending in that time frame compared to 8 September 2019.
August 2019 fell slightly short of 2018 sales performance by 4 sales. This shortfall was felt in single homes and condos in the Avalon market while Stone Harbor out performed 2018 in both categories for the month. In the upper end Avalon saw 2 beach block sales ($3,695,000 highest sale price) and 5 bay front sales ($6,250,000 highest sale price). When inventory is available Avalon sales on the bay continues to outperform the beach block. Stone Harbor saw 4 upper end sales – all on the beach block with highest sale price $4,695,000.
Inventory levels continue to build as we go thru September with 10 new listings in both communities. Two of these listings, both townhomes, went pending within days of listing.
Interest rates continue to increase the buyers purchasing power with reduced rates as low as 3.250 for conforming jumbo loans and 2.5% for a 7/1 arm. This product makes a tremendous amount of sense for the buyer who is making their first investment in the market and will be trading to a different home within 7 years. The buyer looking to cover their expenses with rental income has reduced mortgage expenses as a result of these low interest rates.
The astute buyer will be paying attention to the new listing activity as we expect to see more new homes on the market in the next 30 days. Ideally if you are in the market you are receiving auto updates that hit your email as the listings hit. OR better yet, connect with an agent who often knows of new opportunities before the list online.
The astute seller will also pay attention. IF currently listed and seeing showings but no offers, your price or condition or both is the issue. Adjust now. If you are not seeing showings then the answer is definitely these are both in need of being addressed. Make improvements/adjustments immediately. IF not listed at all and looking to sell get into the market today! September and October are traditionally great opportunities for both buyers and sellers.
