We now are in discussions with 2 developer/builders for the Gatehouse. Each one is carrying out due diligence before giving us a price per square foot and a finish date for building our dream community. Until we have a contract with a company, we’ll keep recruiting developer / builders.
One of them taught me that our model is called pre-sold. That means that once Ralston Creek CoHousing has a contract with the builder, with its timeline and prices, members can put down earnest money and sign contracts for units in order of when they joined the community. Then the units are all sold in advance, allowing the builder to get a loan and get going.

We’ll hold a video conference that you can join through a browser on your computer or even your phone. On the call, we’ll introduce ourselves and show you pictures and details about our community plans at Ralston Creek. You will be able to see and hear everyone on the call and ask questions as they come up for you.

We had a March blizzard this year, no big surprise. But, this one had 27 inches of snow, which is an awful lot for us.
Turns out it was the 4th biggest snowfall in Denver since they started counting (https://www.denverpost.com/2021/03/14/colorado-blizzard-snowstorm-closures-outages/. The biggest was in 1913, 45 inches! I didn’t believe that this story was the 4th argest at first, because I’ve been around for 5 of those 10 big storms! 1983, 1997, 2003, 2006, and 2021. So, this storm seemed like a lot of snow to me, but not historic. Turns out it really is historic, and I’ve been through a lot of historic storms in Denver. I think it’s climate change. But, it’s Colorado and even historic storms don’t stay on the ground long. The snow was falling on Sunday, we were driving around on Monday, and the roads were completely clear on Tuesday. We get all those sunny days, even in the winter.

Geos doesn’t mow the weeds in the areas where the houses haven’t been built yet. We have goats to keep them under control. They move with their fencing around the property, munching on the grass and fascinating the neighborhood children (and their parents). A group of dedicated Geos and Ralston Creek Cohouser goat keepers get together to move their fences to a new “pasture” every few weeks. We will announce the next moving date shortly.
Come join the crew for the next move to their spring pasture. We’ll follow with cider and coffee for the goat crew and their supporters. Anyone who wants to help with the goats is welcome, and the rest of us can cheer them on!
