Please welcome Carl Mankowski, CPA/MBA, this week's guest speaker, who will be discussing Qualified Opportunity Zone/Fund Investing Tax Benefits!
An Opportunity Zone is a designation and investment program created by the Tax Cuts and Jobs Act of 2017 allowing for certain investments in lower income areas to have tax advantages. The purpose of this program is to put capital to work that would otherwise be locked up due to the asset holder's unwillingness to trigger a capital gains tax.
Prior to Qualified Opportunity Zone and Qualified Opportunity Fund's investing opportunities, the only way for real estate investors to defer the gains on the sale of their properties was through the reinvestment of the proceeds of the sales, in a Section 1031 - "Like-Kind-Exchange" of real estate.
Investors can reinvest the proceeds or gains from the sale of these assets in Qualified Opportunity Zone Funds or directly in QOZ assets and defer the capital gains taxes due on the original sale until tax year ending on December 31, 2026. Assets held for ten years or more can be sold later with no future (Federal) capital gains taxes or depreciation recapture!
