PBS- Quarterly Report on Development Projects in Town

District A Single Family Homes



  • 327 Bravado Lane: New single-family home; the roof framing and plywood are on the shell, and the building is in the process of finishing the roof.


  • 131 Sandal Lane: New single-family home. The house is nearing completion. Landscaping is in, and the contractor is working on the finishing touches.


  • 231 Inlet Way: New single-family home. The shell is complete, and the concrete beam has been poured. The building will soon be ready for the roof structure.


  • 315 Cascade Lane: The building is still in the approval process for adding a pool and addition. The plan was presented to the DRC, but it was incomplete and will be reviewed again at the October DRC meeting.


  • 131 Edwards Lane: This will be a new single-family home. This project was approved by the DRC and will be reviewed by the P&Z Board in September of this year. If approved by the P&Z Board, construction will start shortly thereafter.


  •  337 Bravado Lane: A new swimming pool is being put in. The basic shell of the pool is in the ground. It should be finished in a month or two.

 

District B: Multi-Family Buildings:


  • 107 Sandal Lane: a two-story multi-dwelling structure. This building has been stripped down to the cinderblock shell and will be rebuilt with a swimming pool. Work is underway, but the swimming pool and some other items are pending approval by the DRC and P&Z.


  • 125 Inlet Way (The Tahiti) has new owners and is being returned to its original form and will be used as rental units.



District C: Lake Drive and Inlet Way Properties:


  • 98 Lake Drive (The Sailfish Buildings) The two old motels lying to the south of the main structure have been demolished and will be converted to "green space for special events. The work is nearing completion. 


  • 320 Inlet Way (the Romain) has been bought by a new owner. It is currently vacant and will remain so until several major repairs are made. It will then be used for rental units


  • 150, 200, and 206 Inlet Way: (These are also known as the Icon buildings) Almost all external work on the three buildings is completed. The interior finish of each of the units is now being completed. (Each unit is customized by the buyer, so it is a bit more difficult than a standard finish.) The builder's goal is to have the building finished by year-end 2023.


  •  142 Lake Drive (The Buccaneer) This has been a prolonged project. The building was stripped down to the basic block structure and rebuilt. A new roof was put on. All the units and the restaurant have been rebuilt. The project manager reports that the building, the living units, and the restaurant will be completed later this year or early 2024 at the latest. The expansion of the Marina and replacement of the Marina dock will take a bit longer to complete. 


District D: Ocean Front Buildings: 123 Ocean Avenue (also known as the SeaSpray): Redevelopment plans have been approved by the Commission (Variances) and the P&Z Board. The approvals were extended to November 28, 2023, by which time all building permits must be submitted to the Town. The building is to be demolished by October 16th. The water service and sewer service has been disconnected. The electrical service has been disconnected from the external transformers. However, there is an electrical vault in the building which has to be removed. That removal is still pending. So, it remains to be seen if the owner/developer will make the October 16th demolition date and the permit submission date.
