November 18, 2023
Dear {First Name}:
Another year is nearing the end and I hope you've had a good one; I certainly have!
* Professional highlights for me include the fact that I am wrapping up my 23rd year as a Vermont REALTOR, and with that I am concluding a six year stint on the Board of Directors for the Vermont Association of REALTORS.
* I am grateful to be celebrating a special milestone in that my husband John and I have each now served with the Londonderry Volunteer Rescue Squad for 25 years. Helping our neighbors in an emergency is the most rewarding experience, and humbling beyond words.
* My personal adventures brought me both energy and growth as well as relaxation and renewal, ranging from time spent with family (John and I now have six amazing grandchildren), to our travel adventures including day trips to Vermont and New England's breweries, to lounging on Caribbean beaches.
* I also managed to find the time to get a new knee in late August! So far, so good with kudos to my surgeon, physical therapists, and my family/friends support system. If you’re due for some “new parts,” I recommend it and would be happy to share my experience.
The year cannot wind down without a shout out to my incredible officemates and sales team of Chuck Sweetman and Kathy Snyder, for another terrific year helping our clients buy and/or sell their Vermont properties. And, with that, the three of us wish you a wonderful upcoming holiday season and a peaceful and joyous end to 2023.

Throw in the info you pick up from well-meaning friends, and there's a sea of home care truisms out there, some of which can sink your budget.

Local Electric Vehicle (EV)
Charging Stations
| |
We’ve been seeing more and more EVs on the road and I just had a past client reach out to me with a question about where to find a local charging station for a house guest. It got me thinking and I decided to do some research and share it with you.
If you have an EV, you’re charging it at home… but, what happens when you have an EV-driving guest. Chances are, they have an app for locating nearby charging stations. But, you can help them out by pointing them in the right direction with the following information.
- Vermont has about 350 public charging locations and more are on the way. According to Drive Electric Vermont, Vermont is “fortunate to have the highest per capita rate of public charging availability in the United States, so odds are good there is a location near where you want to be.” Click on the map below for additional information on finding and using public charging.
-
Tesla has its own network of proprietary charging stations and a map can be found here.

The number one question asked of any realtor, anywhere, is, "How's the market?" We're glad you asked!
Mary Mitchell Miller Real Estate represents buyers and sellers throughout the state, but we specialize in and do most of our work in the mountain towns between Okemo, Stratton, Bromley and Magic (Andover, Chester, Dorset, Grafton, Landgrove, Londonderry, Ludlow, Manchester, Mount Holly, Peru, Stratton, Weston, Windham, and Winhall) and those towns are spread over four different counties (Bennington, Rutland, Windham, and Windsor). A year-over-year comparison shows:
- Median sales price is up 6.6%
- Closed sales (just 212) is down 8.2%
- Active inventory is down 5.9%
- Average days on market remains steady at 16 days.

The bottom line is that inventory remains low and demand is high.
- For buyers, this means you have to be patient, persistent and ready to move quickly when you see something that fits your needs and budget.
- For sellers, this means it’s a great time to think about selling!
