Gumaro Escarcega, MainStreet Oceanside CEO, welcomed the slim but mighty crowd of attendees to the September Morning Meeting.

801 MISSION AVENUE REDEVELOPMENT PROJECT

Ryley Webb, Land Planning and Entitlements Manager at H.G. Fenton Company and Project Manager for the 801 Mission Redevelopment Project, opened his presentation with a brief history of the H.G. Fenton Company. The 118-year-old company is still headquartered in San Diego and privately held by the founding family.

The company evolved from a construction company to a real estate company focused on the core values of integrity, customer service, and doing what it says it will do.


H.G. Fenton Company is primarily a real estate holdings company owning and operating multi-family communities as well as industrial and commercial parks.

They develop and build properties for their operation and do not sell them off to other companies.


Other developments include a piazza in the heart of Little Italy, a collection of rowhomes and townhomes in Carlsbad near South Ponto Beach, and a mixed-use residential and retail space in North Park.


The 801 Mission project is where the current PNC Bank is located at Mission Avenue and Clementine Street. The full city block is included in the redevelopment plans.

Webb said the architectural design was influenced by what Oceanside has been and is. It’s a great beach city, feels authentic, and feels gritty and blue-collar. They want to bring in as much greenery as possible and enhance the streetscape. The buildings will be five stories and six stories.

Plan designs include 230 total residential units consisting of studio, 1- and 2-bedroom, 6,000 square feet of commercial space, a fitness center, a surf room, and a rooftop pool and amenity deck. Parking will include 295 residential spaces and 22 commercial spaces and will increase street parking from the current 18 to 22 spaces. Residential rental rates have not yet been determined; however, 10% will be affordable.

Webb anticipates making their way to the City Council and Planning Commission in early 2025 for the project. He closed by reiterating that H.G. SUNSET MARKET EXPANSION

Jacqueline Pelayo, Market Administrative Coordinator, and Adam Ruiloba, Sunset Market Manager, announced the Sunset Market is expanding!


On Thursday, September 5, the market will extend to the east of Coast Highway up Pier View Way to Freeman Street adding 38 additional food booths including pop-ups from Downtown Oceanside restaurants. Artist Alley will also be activated with local artists and makers. The existing four-block market venue will remain as well as the 5-9 p.m. time format every Thursday.


Escarcega added the expansion will be evolving over the next few months. MSO anticipates activating the Civic Center Fountain area with future events during and in conjunction with the Sunset Market.

ANNOUNCEMENTS:


Jane Marshall, President of Oceanside Coastal Neighborhood Association (OCNA), announced OCNA will host a Candidates Forum on Tuesday, September 24 from 6-7 p.m. at St. Mary’s School (515 Wisconsin Avenue). Candidates for Oceanside Mayor and Treasurer will be in attendance. Local businessman Skip Coomber will moderate. Please note no other national or international issues or materials (such as clothing, signs, posters, etc.) will be permitted at the meeting to ensure the focus is on Oceanside candidates and Oceanside issues.


Marshall also announced parking permits for the area just south of Seagaze Drive south to Missouri Avenue is progressing. Information for the re-beach effort and survey is coming soon this fall.


Brigid Parsons announced the last First Friday Oceanside Art Walk of the season is Friday, September 6 from 5-8 p.m. starting in Artist Alley.


Larry and Carolyn Brian with Kiwanis Club of Oceanside Pacific announced they are selling placemat ads for their Spaghetti Dinner & Fundraiser on October 26. Ads can be purchased for a nominal fee of $25. Email Larry at larry.brian@yahoo.com. The event will be at the Life of Liberty Campus at 320 N. Horne Street from 4:30-7:30 p.m. and will be catered by Olive Garden. Dinner tickets can be purchased for $20.
