New landlord "blown away" by response time of Courtesy Inspection

New landlord Delisia Washington was not very sure about putting her rental home on the Housing Choice Voucher Program. 

But after trying to rent her unit to a family who was on the verge of homelessness, she immediately used JPHSDD's Courtesy Inspection to get her unit in order to pass the inspection.


"Well my tenant had some issues so her services were expedited. I had been trying to help her speed this process up because she had nowhere to go,” said Washington. “The tenant actually gave me the Courtesy Inspection information. After I sent in the request online, I received the call less than 20 to 30 minutes later. We were able to get set up. He was really helpful to work with and the inspection was complete in 24 hours.”

Washington said the courtesy inspection process will help both landlords and tenants maximize their efficiency. Tenants will be able to move into homes quicker while landlords will be able to receive rent quicker.

"It helps out a lot," said Washington. "My house had only been vacant for a month. It sped up the process a lot. I was very sympathetic with my tenant because I’ve been there before where I didn’t have any place to go.”

More residents sign up for FSS program, homeownership

More than 106 residents have signed up to participate in the Family Self-Sufficiency program.

"This is a great sign that people are choosing homeownership," said JPHSDD Executive Director Dorian Rawles. "It's a great feeling to know that you can own your own home and control your destiny."

After announcing the program in the JPHSDD newsletter last month, four more voucher holders decided to transition their vouchers into the program.

To participate in the FSS Program, one must meet the following criteria:

  • Be on the Housing Choice Voucher Program 
  • Be 18 years of age or older.
  • Be motivated to become financially independent.

Participation in the FSS program is voluntary. The program is beneficial to residents who are serious about increasing the financial stability of their family. 

During the 5-year period of the contract, any increase in earned income is credited to an interest-bearing escrow account established by the JPHSDD.

The FSS program is designed to reward residents who have achieved their targeted goals and have improved their financial status. For information on the Family Self-Sufficiency Program, contact: Simeon Dickerson at (504) 227-1455.

Landlords now only receive their rent payments via direct deposit.

If you haven't already, please fill out the “Authorization for Direct Deposit” form and return to the housing authority. The form, along with a blank check or direct deposit form, must be filled out in its entirety and submitted to:

If you do not fill out a direct deposit form, you will receive your utility allowance on a prepaid card provided by JPHSDD.
