MARKET REVIEW
AUGUST MARKET REPORT     

August is traditionally a slow time of year for real estate transactions.  However a couple of market segments defied that logic.  Activity in the $2 million plus price category was impressive.  Overall pending sales rose 58% from 19 pending unites to 30 pending units when you compare August of 2015 to last year during the same month.

South Naples also saw a significant jump in pending sales with a 26% increase and closed sales a 9% increase.  At the same time, inventory in South Naples decreased 5%.  Notable neighborhoods and golf communities in this region with quite a bit of activity included Lely Resort, Eagle Creek and Traviso Bay.

Additional market highlights for the 12-months ending August 2015: 
  • Pending sales increased 2% from 795 to 811 homes
  • Closed sales increased 2% from 9,695 to 9,870 homes
  • Inventory decreased21% from 3,579 to 3,525 homes
  • There is a 4.27 months supply of inventory.
  • Average days on market decreased 4% to 78 days

Bonita Springs/Estero Market Trends  
SEPTEMBER MARKET REPORT
 
Overall supply continues to tighten for single family homes, villas and condos in the Bonita Springs and Estero areas, dropping 28% from 794 down to 570.  Condos saw the biggest decline in inventory dropping almost 30% while single family homes dropped slightly by 1.5%.

Closed sales for both condos and single family homes saw greater than 20% increases in the number of units sold compared to this same time last year.
