Magnolia Tank Farm Moves to the Next Round with Help from BIA Advocacy Program
We are happy to report that the Magnolia Tank Farm proposal by Shopoff Realty passed the Huntington Beach City Council last month. The next step will be the Coastal Commission.

The project will offer up to 250 for-sale single-family homes, 2.8 acres of Coastal Conservation area that will provide a buffer for the adjacent wetlands, 2.9 acres of public parks, trails and viewpoints and a 211,000 sq. ft. lodge with 215 guest rooms, including 19,000 sq. ft. of retail/restaurant space.

BIA advocacy was in full swing with over twenty BIA members calling in to testify on the benefits of housing. The grass roots industry effort by our members helped shift the momentum away from the NIMBYs and onto the positives of housing production. Thank you Advocates!

Advocacy Alert – Call to Action 
A BIA member project is scheduled for the Planning Commission (2/24) and City Council (Tentatively 3/16) in the next few months, and we need you to help advocate for this project. If you live or work in the City of Fountain Valley, we would love for you to write your elected leaders, and speak at the city council meeting once scheduled. If you’re interested in helping, please email Steve LaMotte at Click here for the flyer.
Inclusionary Zoning 
As Cities look for ways to create more affordable housing, Inclusionary Zoning (IZ) policies become increasingly prevalent. We have seen several new policies become law in the So Cal region with more on the way.

Last year, the City of La Habra proposed a problematic IZ policy to the planning commission, which ultimately passed. The BIA was ensured that outreach and stakeholder meetings would be conducted before the City Council hearing as details of the policy were still unclear. However, these did not occur. The BIA was made aware that the policy would be going to council only days before the hearing.

The BIA engaged with help from our Coalition partners, and the policy was voted down 5-0. We would like to thank the OC Taxpayers Association for their assistance in this effort.
Anaheim Parking Policy 
The City of Anaheim recently moved forward with a parking requirement increase. In a nutshell, the City proposed to increase the spaces needed for the small lot development, to reduce the allowable tandem space percentage in multifamily, and altering the definition of a bedroom - seemingly to make it more difficult to achieve a studio definition and the smaller parking ratio. While the BIAOC opposed (CLICK HERE to See Our Letter) all the proposed updates, just the tandem parking reduction was removed.

South OC Economic Coalition - Gimme Shelter: A Forum on Housing in South Orange County
As you may know, BIAOC Executive Officer, Steve LaMotte serves as Chair for the South Orange County Economic Coalition. The Coalition advocates for business interests and pro-business policies in South Orange County. During Covid-19, the Coalition’s monthly membership meetings have gone online, and have experienced great success with Steve as moderator. Check out the recent meet your newly elected meeting, and don’t forget to catch the upcoming Housing Panel with BIA’s own Dave Bartlett, Brookfield Residential, Eric Nelson, Trumark Homes, Mike Balsamo, Rancho Mission Viejo and Laura Archuleta with Jamboree Housing.
