Foreclosures in the News!
There are many opportunities in Cheshire County to purchase a decent foreclosure home for under $100,000. This market is so similar to the 2002 market when my husband and I bought our first home. We bid on the home online as first time buyers and were accepted because we were first time buyers. Initially the lender provides a window of opportunity to first time buyers to bid on a foreclosure home. If, after that window there are no reasonable bids from first time buyers, the lender begins looking at bids from investors and the competition against a first time buyer is stronger because most investors pay cash. If you know of a buyer looking for their first home and who is considering purchasing a foreclosure, it's wise to give them this information so they can prevent possibly losing the home to a cash/investor buyer. |
FHA Updates
FHA mortgage insurance has a big increase planned as of April 18th 2011. This could amount to around $30 more monthly on a FHA loan mortgage payment which, for some buyers, is quite significant. As of March 1st, 2011, FHA has increased its mortgage fees (click on article to read more about this topic.) If you recall, FHA loans provide financing to a buyer with as little as 3.5% down minimum but also to those placing 10% or more down to purchase a home. Another great thing about FHA loans is that they are assumable, meaning the homeowner may sell the home and the new buyer, with proper qualifications, may take over those payments. This will make for an interesting new option in the near future of home sales! |
