Road Reconstruction - Milling Process

To the Superstition Mountain Community,


Starting next Wednesday, July 17, 2024, MR Tanner will begin to "Mill Out" the asphalt in areas identified for this project.


Milling the roads is a significant, and potentially disruptive step, in the reconstruction process. This work will take approximately three days from July 17 - July 19. When traveling in the areas marked for reconstruction, please proceed with caution and be prepared for potential delays.

Milling of the road is the step in which the road's surface is removed. Because the project's scope is for Full Depth Replacement, this work will remove the existing asphalt entirely, exposing the base material.


Important Information:

  • The milling process is noisy and dusty; the vendors will control dust to the extent possible.


  • While there may be localized traffic control and potential for delays, the milling process will not restrict access or close any roads.


  • Once milling is complete, the base of the road will be exposed until the "Pave Days" scheduled for July 25 - August 2. Once exposed, the areas of reconstruction will function similarly to a "dirt road" until they are paved over.


  • All regular traffic can drive over the dirt throughout the project areas until the paving day closures. Driving on these roads will be like driving on a dirt road, road markings will be missing, etc. - PLEASE DRIVE SLOWLY AND WITH CAUTION.


  • Owners in Villages directly impacted by the project will receive additional communication related to access restrictions on paving days and delays expected on milling days.

FAQ's

How will I be affected if I live in the community but only drive on SMD in and out of the community?

  • If you do not live in the villages below, your access will be impacted by active construction on various days, but there will be no full access restrictions.
  • You may be rerouted through Club Village Drive while SMD (Superstition Mountain Drive) is milled or paved.
  • We ask that you drive slowly, and with caution, during this period of road reconstruction.


Which Villages will be affected by access restrictions?

This year's road work directly impacts the following villages with road reconstruction occurring inside the village:

  • Golden Eagle Village
  • First Water Village
  • Lost Gold Estates


The following villages will be impacted due to the reconstruction of SMD (Superstition Mountain Drive). Localized delays will occur during the milling process, and 24 hour road closure will occur on the paving day, August 2, 2024


All of the above Villages will have access restrictions as shown on the map for approximately 24 hours.

FAQ's

Why is the road being closed completely? Why access restrictions at all?

Access to and from residential home sites is a high priority during this project. However, there are significant benefits to paving the full width of the road to avoid a "cold joint" down the center.


These new roads are significant assets and are expected to last for 25 - 30 years. The Board, Committee, and our consultants and experts want to do everything possible to provide maximum longevity.


What are my options for the day of the road closure?

All affected Villages will receive a separate email regarding the plan for access, parking, etc. during the 24 hours of paving as scheduled above. The Board and Golf Club are working to provide parking alternatives to minimize this impact on our owners. The full details, timing, etc. will be communicated via email blast to the impacted villages.


What can I do now to prepare? (For those in the affected areas)

If you know that vendors are scheduled for the milling period (7/17-7/19) or your paving day, we ask that you start making schedule changes now. This includes especially any landscapers, pool vendors, etc. who typically arrive with trucks, trailers, and equipment and may blow dust and debris, turn on irrigation, or drain a pool. Aside from the access restrictions, the above elements can be detrimental to the new road surface.


What about construction in the affected areas?

Active construction will be affected identically to the homeowners, except that shuttling workers and or equipment will not be possible. We ask that affected homesites halt construction for one day on the day of paving access restrictions.
