May 14, 2024 Board Meeting
This month’s meeting was enthusiastic and
well-attended, with over 30 residents present. The voting period for the ballot concluded, with 87 ballots received. Results are as follows:
1. Remove the nine-month residency requirement (passed 46 to 41)
2. Continue regulating public roadways (passed 83 to 4)
3. Occupancy (passed 54 to 32)
4. With regard to property maintenance, amend the declarations per the
City of Scottsdale code (85 Acknowledged)

Ralph and Sher proposed a pivot to Property Maintenance, which was approved. For homes with violations, contractors will be recommended. The city will be notified as a last resort. More details are coming.
Of the projects collected at the annual meeting, Gus and Ralph have completed four of the top six. Before & after photos were presented. These will be available on the website within a week.
The projects completed: new bathroom windows, electrical box upgrade, relocating the spa heater, hot water in the kitchen, sump pump for the kitchen, and equipment for movie nights. Let’s give a big thanks to Gus and Ralph!
Any future bark park must be approved by the Board. Russell presented ‘Capital Improvement Funding Research’ – an additional funding mechanism available for HOA improvements. A survey to collect the level of interest on improvements will come in August.
