Construction starts in Ivy City!

February 2011

Just a few short weeks ago, Manna broke ground on the first units of the Bexhill Townhome Condominium located in the Ivy City neighborhood.  Located between New York Avenue and West Virginia Avenue- next to the old Hecht's warehouse and the Love nightclub-  Ivy City has long been one of the most distressed areas of the city.  In 2006 the District's Department of Housing and Community Development (DHCD) awarded properties to Manna, Mi Casa and DC Habitat for Humanity as part of the Ivy City Initiative to revitalize this community.  Upon completion, all three developers will bring 58 new units of affordable homeownership to this neighborhood on the rise.

Manna's Bexhill Condominium will feature 20 new townhouse condominiums, ranging from 2-4 bedrooms on one and two levels.  These units offer a variety of amenities including energy efficient appliances and private backyards.  Response to this property has already been higher than anticipated.  Nine of the 20 units are currently under contract.

As with any Manna project, the Bexhill Condominium would not be possible without the support of others.  DHCD and the Local Initiatives Support Corporation have been strong proponents of the project since its inception.  Manna has been fortunate to receive substantial support from local banks.  In October, Manna was awarded the Wells Fargo Housing Foundation's Leading the Way Home Priority Markets award, and in 2008 received the Citi Foundation's Partners in Progress award, which provided much needed funds for the development of the project.  "Manna's model homeownership preparation, combined with its development experience, is key to the successful restoration the Ivy City community. Citi is pleased to join Manna in expanding financial inclusion through this transit-oriented revitalization effort," said Diana Meyer, State Director for Citi Community Development.

Manna Seeks Energy Auditing Certification

February 2011

Over the past few years, Manna and Providence Construction have been moving forward on becoming involved in the energy conversation market. Manna's first step on this path entailed sending three staff members to Home Energy Rating System (HERS) training. HERS training teaches how to assess a home's energy usage and make recommendations on improvements. In conjunction with this initial training, Manna acquired some basic tools for assessing energy efficiency. For example, Manna secured a blower door, which is a tool that measures the air infiltration rate of a building. Unfortunately, these steps fell short of earning Manna energy audit certification. Certification included performing a number of audits under the auspices of an existing certified HERS organization, which at the time were scarce in the District.

Recently, more HERS training and certification facilities

have become available in DC. Manna's Director of Construction and Design Bob Lynch is now a certified building analyst under the Building Performance Institute (BPI). BPI is a crediting organization that provides the necessary training and certification for an organization to perform energy audits. Within the next month, Manna will send Design Associate Pablo Benavente to also receive BPI training. This training will certify Manna to not only provide energy audits but also fulfill a requirement for many energy grants.

Manna is still several steps from providing energy audits as part of its services, yet it is inching closer. Bob explained several aspects are still being worked out including acquiring all the necessary equipment and training, developing the right partnerships, and marketing this new capability. Once all the pieces are in place, this capability will provide several payoffs. First, Manna would be able to contribute to making homes more energy efficient, which is economical and good for the planet. Second, the service would bring in additional revenue, which could then be allocated towards creating additional affordable housing opportunities for DC's low and moderate income residents. Everybody wins. Manna hopes to be fully functional in this service by April.

Manna launches Loan Modification Scam Awareness Campaign

February 2011

With foreclosures on the rise, it is important to be able to recognize the signs of a Loan Modification Scam.  Every day, scam artists prey on unsuspecting homeowners who are facing foreclosure. These homeowners are losing thousands of dollars and their homes-lured by the promise of loan modification help.

Spurred on by Congress, NeighborWorks America has launched a national public education campaign on this issue.  In partnership with NeighborWorks, Manna is working on a campaign to spread this message locally.  Next month, Manna will launch a series of ads on Metrobus and Metrorail platforms targeted to homeowners in distress with information on free resources available.

As part of this campaign, we are asking homeowners to participate in this brief survey testing their knowledge on Loan Modification Scams so that we can best target our efforts.  You can take the survey here on Survey Monkey.  No identifying information will be requested.
