Upcoming Flexmls Changes


On Thursday, November 2 the following field changes will take place in Flexmls.

 

  • A new details group will be added to the Multi-Family Property Type expanding the number of units allowed from 20 to 30.


  • A new field will be added to the Residential, Multi-Family, and Commercial Property Types called “New Construction”. This will be part of the Property Condition Detail Group located on the details tab. If “New Construction” is selected, the option to select whether the property is “To Be Built,” or “Under Construction” will be displayed.



  • To ensure consistency between Property Types, Maine Listings will be implementing a modification to the Property Status section within Commercial Info Exchange (CIE) Property Type. If “New Construction” is selected, the option to select whether the property is “Proposed,” “To Be Built,” or “Under Construction” will be displayed.


On Thursday, the listing input forms in Flexmls will automatically update.

The listing input forms in the Maine Listings ZipForm library will require programming

and we will notify you once those forms have been updated.

Why Is It Important To Enter The Appraiser’s Name?


When reporting a listing as closed, it’s important to provide the correct name of the appraiser that conducted the appraisal. Other appraisers may use this property as a comparable for future appraisals and need to know who to ask if they have questions about the listing. Just like agents, when you enter the appraiser's User ID, it auto-fills with the appraiser's name and direct contact information. If you do not know the appraiser's name, please check your closing disclosure or reach out to the cooperating broker involved in the transaction. Remember, this saves time for appraisers which means it will save time on future appraisals - and that could streamline one of your future transactions! 

Listing Termination


You have a listing that needs to be terminated but do not have the option to terminate. What do you do?


Contact your designated broker or office admin to terminate the listing for you. Only members with office-level access have the ability to terminate (cancel) listings.

Participants’ firm websites shall disclose the firm’s name and state(s) of licensure in a reasonable and readily apparent manner.
