I hope your summer is off to a good start. While students and teachers are out of school and enjoying the break and people make vacation plans, it's a busy season for Lundgren. In terms of construction, this is certainly the season of lease-leaseback (LLB). By no means a new method of delivery, it has seen resurgence in popularity with school districts.

 

The advantage of using lease-leaseback, in the owner's eyes, is that it is a qualification-based selection process. During these times, owners need to closely look at a builder's qualifications. Qualifications include everything from experience with construction type and delivery method, to experience of proposed individuals and even the location of the proposing company. Our belief is that we have a stake in each community in which we work. Lundgren puts a high priority on local subcontractor participation in our projects. Lease-leaseback can ensure the involvement of qualified local companies, if that is a priority for our clients. Instead of choosing the lowest bidders, project owners are choosing the most qualified, while having a guaranteed maximum price.

 

We are currently busy with a number of LLB projects. Lundgren is adept at all sorts of project types and delivery methods. Since we started more than 25 years ago, our experience has always been as an owner's representative. This is what separates us from other LLB entities.

 

As students take their summer break, we're proud to be at work improving their places of learning for the coming school year.

Students may be on summer break, but Lundgren Builders is hard at work for several school districts, all of them perfect examples of why lease-leaseback works well.

 

Lundgren Builders is the LLB entity for six lease-leaseback projects for the Newhall School District in Santa Clarita. We are currently in the pre-construction phase for new classroom buildings at Valencia Valley Elementary School and Meadows Elementary School, where portable classroom buildings are being replaced. Construction is expected to begin this fall. Lundgren's future work in the Newhall School District will include six projects at five school sites, which includes the renovation of the historic Newhall Auditorium.

 

Meanwhile in the Palmdale School District, Lundgren is overseeing nearly $4 million of work at eight sites in 45 days. The bulk of the projects are upgrades and improvements such as paving, landscaping and other site upgrades. It's the type of project that exemplifies why LLB works, said Shawn Fonder, Lundgren's vice president of program and client services. The projects are on a very tight timeline, It retains local participation, which is vital, and it is good for local communities and their economies. That work is set to be completed in August.

 

Lundgren's management of a variety of repair projects in the Hueneme School District is another example of how LLB works well. Although the project scope is smaller in nature, the work entails exterior upgrades that require input from various sub-contractors. It's the type of work that benefits immensely from having a local contractor who is familiar with the area's unique situations. That work is on track to be completed by August.

 

Ultimately, Fonder said, the lease-leaseback process gives project owners the ability to get the building team together early through the design and planning phase. He was quick to point out that although LLB is a great project delivery method, success still comes down to the people you hire. The delivery method will not make or break a project, but the people hired will.

On May 10, Lundgren was a sponsor of and participant in the 5th annual How the West Was Won Trap Shoot at the Oak Tree Gun Club, benefiting Carousel Ranch. One of the Santa Clarita Valley's many vibrant nonprofit organizations, Carousel Ranch provides therapeutic horseback riding for special-needs children. Additionally, we were a sponsor and attendee at the annual Taste of the Town event benefiting the Santa Clarita Valley Child and Family Center, which helps more than 3,300 children and 2,500 adults annually. We're so glad we could help support the wonderful work these organizations are doing.

 

We were also pleased to be sponsors and participants in the recent golf tournaments benefiting the Santa Clarita Valley YMCA, the SCV Chamber of Commerce and the Glendale Community College Education Foundation. It's pleasure when a great day of recreation aligns with helping support great causes in our community.


Lundgren also partners with the Kern County Boys and Girls Club and were a participant in their recent golf tournament, and we also participated in the Shafter Rotary's annual Spring Festival that supports local students through scholarships and awards.
