Real estate appraisers have a new edition of the Uniform Standards of Professional Appraisal Practice (USPAP) to follow beginning January 1, 2024.

 

The 2024 USPAP includes multiple updates, the largest which involves expansion of the USPAP’s Ethics Rule – intended to clarify the working appraiser’s law-abiding obligation to unbiased and non-discriminatory practices. Additional updates include a clarification on the use of the terms "sales” and “transfers,” clarifying and streamlining of terminology and verbiage, and changes to Advisory Opinion 2, Inspection of Subject Property.

 

This program will identify and discuss the 2024 USPAP updates, analyze how they impact you, and review important existing USPAP rules.

 

This course is required of all Appraisal Licensees by the Appraisal Foundation and State of Ohio every 2 years.

 

Required Textbooks: 2024 USPAP Manual - Students may use their own copy or purchase an electronic PDF version ($75.00) through Ohio REALTORS. An electronic PDF of the 2024 Student Manual and Reference Guide ($35.00) is included in the Course Fee. The electronic version of the 2024 USPAP Manual (if purchased) and Student Reference Manual will be emailed two business days prior to the program. Unlike other editions, the 2024 USPAP will be the first with an effective date, but no expiration date.

Fair Housing Trends and Resources

This program provides a fair housing update on current web-based resources for housing professionals and the latest fair housing trends. The course reviews the protected classes, how to make a referral to any of 10 Ohio Fair Housing organizations and the Ohio Civil Rights Commission, and how to identify the signs of discrimination. The instructor will review common requests by people with disabilities to assist them in the provision of an accommodation tied to a home purchase. Denial of an accommodation is the most common fair housing complaint filed with HUD. Source of Income discrimination will be reviewed using a best practices video produced by the National Association of REALTORS.
