What with all the rain we've had this year, driving around the Ozark countryside is like wandering into a magazine cover: everything is lush and green, and this year, the wildflowers are wilder than ever! There's color everywhere with more and bigger blooms than we've seen in decades. Along with that, the weather is often pretty cool, for the season, so it's just nice to be outside a lot.

Speaking of which, a nice way to get outside, would be for you and your significant other to pack a picnic lunch and drive down to the Bull Shoals area to check out This Week's Featured Parcel.

Driving down from Springfield, MO to this property will lead you through 75 miles of some of the most scenic countryside the Ozarks has to offer. Once you arrive, you're on a county-maintained gravel road two miles inside the Arkansas border.

The parcel has frontage on this road, Marion County 164, and at the corner of an almost unused road that is also subject to county maintenance - if it ever gets enough traffic to need any.

Among the many nice things I can say about this property is that you can make it your own for a paltry $151.13.

So what will $151.13 per month buy you? A pretty nice little parcel of land actually: just shy of one acre of ground that's been professionally surveyed (and the survey recorded at the county). Not only that, but this parcel is located less than a mile from the 1,000-mile shoreline of Bull Shoals Lake, and about that far from the Jones Point Wildlife Management Area.

The property, which is 100 feet wide and 430 feet long, is covered with oaks, hickories, and cedars, and is just about level, with quite a bit of road frontage on the two county roads.

Although the property is in Arkansas, it's only about a mile from the Missouri border and since the rest of Arkansas is on the other side of the lake, the mail comes out of Theodosia, Missouri--the nearest town--which is 10.6 miles to the north. Electricity is close by, and we get pretty decent cell-phone reception from here. At the present time, all the other parcels at Jones Point Estates have been sold, and none of them are occupied, so it'll just be you and about as much wildlife as you'll find anywhere.





We're making a slightly different deal for this property than all the rest we offer: because we don't own any of the adjoining property, we're not placing any deed restrictions on this property at all. About as secluded as you can get without hiring a sherpa, this nearly-square parcel is covered with big hardwood timber and has a very slight southern slope.  It's located just below a ridge-top a little over 12 miles from town on an old road that, while it's been in use for decades, is still pretty rough and will require that you own a four-wheel-drive for year-round access.  There's a cross-country electric transmission line running along the east side which will provide you with a ready place garden or locate solar panels without having to cut any timber yourself. The long view in the corridor that this provides probably means this wouldn't be a bad spot for deer hunting either.

This .9-acre parcel fronts on a blacktop road just four miles from the sleepy little burg of Centerville, Mo, which is the county seat of Reynolds County. It's fairly level along the road frontage, and slopes down to the northeast as you go further back. Electricity is within 600 feet of the property. There's also a MoDoT-approved driveway into the parcel, and a clearing in front with a mixture of pines and hardwoods in the back. As near as Centerville is, there's a convenience store with gas pumps just a mile down the road. See what else your money will buy for $130.83 per month.
