President's Note

Dear Neighbors,

 

The board was very pleased by your engagement in our special assessment vote in August. 310 of 481 members — close to 65% of you — participated. Thank you for taking the time to do so!

 

The special assessment for the entrance project, as it was proposed, achieved 131 'yes' votes (42% and only 25 votes from achieving majority and passing) as the 'no' votes totaled 58% of the votes. As I had said in newsletters and at our info sessions before, I am personally happy with whatever the majority of the membership wanted to do in this situation. 

 

Regarding our entrance as it currently stands, we will be planning a clean-up of the property to remove hazards for 2024. The funding for this will come from our normal operating budget which is funded by our regular annual assessments, which can only be raised by a maximum of 20% each year (or the equivalent of about $78 based on current annual dues) without a special assessment.

 

Longer term, the board briefly discussed in our August meeting sending out a survey to the membership with some other potential ideas to see what folks might like to see, or not like to see, at our entrance in the future. Ultimately, we'll only move forward with what the majority supports. 

 

In the meantime, please join me at our Fall Food Truck event planned for Sunday, September 8th from 5:30-7:30 in the Acorn lot at the bottom of Woodland Road. This is a wonderful opportunity for Kent Woodlands residents of all ages to enjoy great food and company together during this beautiful weather.

ELECTION RESULTS

Description: To levy a special assessment to pay for improvements to the KWPOA Entrance Lot and related costs and expenses, in the total amount of $316,000, or $657 per Lot (which each Lot Owner will be given the option to pay in three annual installments of $219).

# Affirmative Votes Required for Approval: 156

No 179 votes

 

Result: The Special Assessment is NOT APPROVED by the Membership.

 

These results were tallied and certified by Pro Elections LLC, an independent third-party Inspector of Elections, on August 26, 2024.

KWPOA Legal Committee

The board is looking to form a Legal Committee comprised of volunteer members who are either currently practicing or retired lawyers and paralegals. The board would look to this committee to opine on legal strategy regarding how state and local laws may apply to our HOA, assistance on remedies to legal situations that may arise within the membership in tandem with our paid counsel, and support the board through their advice and experience. This provides a wonderful opportunity for engagement within our community, but can also help to lower the association's current legal costs. We’re proud to announce that as of the end of August, 25 KWPOA properties that were out of compliance with our CC&Rs due to overgrown vegetation, high weeds, lack of vertical spacing based on slope, and invasive French broom are now in compliance. 

 

For those of you that have taken the necessary actions to bring your home into full compliance (some actually going beyond the basic 100 feet of defensible space), we applaud your efforts! We will continue to follow up with properties that need more work.
