Liability Insurance Instructions

Dear Residents (and Guarantors),


The due date to send proof of liability insurance is August. Please do not send proof of insurance until you have your room assignment, which will come out on July 15, 2024.


If you need assistance obtaining insurance, please take a few minutes to read through the options described below.


Liability Insurance Requirements

  • The lease requires that each resident has a minimum of $100,000 in personal liability coverage.
  • The insurance policy must be listed in the resident’s name (unless s/he is not yet 18 – then it can be purchased in the parent/guardian’s name with the student listed as a resident) and include their Granville Towers mailing address/room assignment as the location being insured. Remember – Granville Towers staff is NOT PERMITTED to provide parents/guardians/guarantors or insurance agency staff with room numbers. In addition, please make sure you are including the ENTIRE room assignment on policies. Do not remove or edit the room assignment that appears in the portal next to the word "Unit." The graphic below will provide you with a detailed explanation of how the room numbers are formatted. Click here to learn how to find your room assignment. NOTE: If you have previously provided your insurance information, please understand that it is incomplete without the specific room number/address. Please contact your insurance provider to add the specific room number to the policy and resubmit it.
  • The following entity and address must be listed as the Interested Party/Party of Interest/Certificate Holder/Additional Interest:

  • The policy must be valid by the date your student wishes to check in and pick up keys.
  • Policy begin and end dates (August 15, 2024 - May 10, 2025)
  • Policy number
  • Please submit proof of insurance to granvilletowers@americancampus.com and include the word “Insurance” in the subject heading.

 

LeaseTrack, the preferred provider that is partnered with American Campus Communities (ACC), will not fulfill this requirement, as those policies only apply to assets owned by ACC. Our owner entity requires that Granville Towers, LLC be listed as an additional interest/party of interest/interested party/certificate holder.


There are two options available to satisfy the insurance requirement:


OPTION 1

Purchase a renter’s or liability only policy from an insurance agent or company of your choice. Below, you will find some additional information about Granville Towers that your agent will need when quoting the policy:


  • Construction type: MASONRY
  • Year built: 1964
  • Security system? No, but doors auto lock
  • Sprinkler system? Yes
  • # of units in building: This will depend on the tower your student is assigned (East: 267, West: 239, South: 217)
  • # of stories in building: This will depend on the tower your student is assigned (East: 9 + basement, West: 9 + basement, South: 8 + basement)

 

Please keep in mind that the insurance must meet the requirements of the lease. The policy must list the resident as the policy holder (unless the student is not yet 18) and their Granville Towers mailing address/room assignment as the insured location. You must identify the following entity as the ‘Interested Party’ or ‘Party of Interest’ on the insurance policy:

OPTION 2

Utilize your existing homeowner’s policy to satisfy the requirement. Please keep in mind that not all insurance companies are willing to list your student and their residence hall mailing address as required, so this option may not exist for all customers. If using a homeowner’s policy, the resident’s name and their Granville Towers mailing address/room assignment must be listed on the policy. You must also identify the following entity as the ‘Interested Party’ or ‘Party of Interest’ on the insurance policy:
