November 2023 Home Sales

Values are up. Inventory is low. Sellers are cashing in.

November single family home sales totaled 237 in the towns below, slightly up from October but down by about 10% from November of 2022. The median sale price dropped in some towns but went up in Greenwich, New Canaan and Norwalk. Median selling price per square foot was similar to last month. Home values remain elevated with sellers receiving an average of 101% of the asking price, and in many cases as high as 125%. The average time to sell varies between towns but remains short averaging about 26 days. Sales above $2.0 million accounted for about 19% of the total. Sales below $1.0 million accounted for about 47%.
