2024 Assessment Changes


After a comprehensive review of the budget, and in order to plan sufficiently for 2024 and beyond, the Board has approved of the following:


The Master will NOT increase. Therefore, the Master assessment per quarter will remain at $69, effective January 1, 2024.


If you live in a Benefited Service Area, there may be a change to your quarterly assessment amount starting in January 2024. You should have received an email or letter regarding the assessment change. If you would like further information, please contact management by emailing info@myholbrookfarms.com.


If you have automatic payments set up, please ensure it reflects the correct amount for 2024 assessments.



4th Quarter Assessments Reminder


The 4th quarter assessments were due on October 1.


Please check your account to be sure that you do not have any outstanding balances and to make sure you have updated your banking information.

Irrigation Winterization Reminder


Winter is almost here! Your irrigation system was expected to be winterized by November 1. If you live in a BSA, your irrigation system was winterized for you.


As a friendly reminder, Homeowners are responsible for all drainage coming from the home. This is a great time to double check and make sure that your drains are connected and working properly.

We are seeking homeowners to join the Neighborhood Advisory Committee (NAC).


The advisory committee is a structured way for members of the community to share their opinions, perspectives and develop recommendations for the Board of Directors.


If you've applied in the past, please re-apply so we know you're still interested. Applicants must be members of the community and in good standing (current on assessments and in compliance with Governing Documents).

Signs


Management has observed community-wide trends of what appears to be business/advertisement signs in homeowners' front yards. Advertising/ business signs are prohibited in the Holbrook Farms community.


For more information about what types of signs are allowed in the community, and the allotted time they are allowed to be up, you can view the CCRs on the community website.

Parking Reminders


As doorbells ring and our friends and family gather during the upcoming season, we can all do our part to be patient and courteous with our neighbors, especially when it comes to parking.


Parked cars on the street can prevent proper snow removal from getting done by Lehi City and the HOA vendors within the community.


If guests are visiting for more than 24 hours, please submit details on the community website HERE.

Holiday Lights & Decor


Exterior permanent lighting is trendy, and many neighbors in Holbrook Farms have it installed on their homes.


As a reminder, there is a difference between permanent lighting and temporary lighting. Permanent lighting must be professionally installed underneath the eaves of your home, shielded and downward facing.

 

Temporary lighting can also be professionally installed; however, these are generally bulbs placed on the edge of your eaves and can be seen from the street. 


If you would like to install permanent lighting, please complete the application beforehand by clicking the link below.


A friendly reminder that decorations can be put up thirty (30) days before a holiday and must be taken down thirty (30) days after the holiday.

Dog Waste Clean-Up and Leashes


To ensure everyone can enjoy the parks and walkways, please remember to always keep your pet leashed and dispose of pet waste properly. This way, all Holbrook Farms residents can enjoy the community.



If you are concerned about an animal that is unleashed, roaming the community, or it's waste is not picked up properly, and you can associate the animal with an address, please contact management by emailing info@myholbrookfarms.com.

Design Review Process

Now is a perfect time to make any architectural changes to your home before winter arrives. Any modifications to the exterior of the home or property must go through the Design Review Process. This process includes completing an application, questionnaire, and site plan.


As a reminder, all homes are required to have landscape installed within 9 months of closing.
