Here's a handy checklist for homeowners to tackle in March:


  1. Inspect and Clean Gutters: With spring showers on the way, ensure your gutters are clear of debris to prevent water damage to your home.
  2. Service HVAC Systems: Schedule a professional maintenance check for your heating, ventilation, and air conditioning systems to ensure optimal performance as temperatures start to rise.
  3. Check for Roof Damage: Inspect your roof for any signs of damage or wear and tear from winter weather. Addressing issues early can prevent leaks and costly repairs down the line.
  4. Prune Trees and Shrubs: Trim back overgrown branches and shrubs to promote healthy growth and prevent damage to your home's exterior.
  5. Inspect Outdoor Faucets and Sprinkler Systems: Check for leaks or damage to outdoor faucets and irrigation systems, and make any necessary repairs before water usage increases in the warmer months.

BOERNE (78006)


Currently, we have a 3.73 months supply of inventory in Boerne, Texas. This means that if no new homes were listed, it would take just under four months to sell all the existing homes on the market. That's down from last month which has us leaning a little more towards a Seller's Market.


In Boerne, sellers are receiving an average of 96.5% of their list price when their homes are sold. And, the median days on market is currently 70 days, which is about 2 weeks longer than we saw last month.


As of today, the median sold price stands at $575,000. This represents the midpoint of all the home sales in our area, giving us an idea of the overall market value.


In the last 30 days, the lowest priced sale in the area was 1425 Silver Hills Dr at $300,000 (was listed at $249,999). The highest priced sold in the area was 8607 Rain Valley St at $1,700,000 (was listed at $1,899,900).


FAIR OAKS RANCH/BOERNE (78015)


Now if we look at those with the 78015 zip code, we have a 3.67 months supply of inventory. Again, this means that if no new homes were put on the market, it would take under four months to sell all the existing homes.


The list to sold price percentage stands at an impressive 98.2%, and the median days on market currently stands at 25 days. Houses are selling close to their list price and they are selling fast.

 

Lastly, let's talk about the median sold price. In the 78015 zip code, the median sold price is currently at $613,656. This demonstrates the strong demand and value found in our local real estate market.


In the last 30 days, the lowest priced sale in the area was 29730 Saddleback Cir at $265,000 (was listed at $270,000). The highest priced sold in the area was 8909 Jodhpur for $2,000,000 (was listed at $2,199,500).


So, whether you're a buyer or a seller, it's crucial to stay informed about the local market trends. Remember, knowledge is power when it comes to real estate, and by staying informed, you can make confident decisions for your future.
