HOW WATER SUB-METERS
CAN HELP CASH FLOW
At Heritage, we pride ourselves on finding out of the box solutions for our Associations. Our water sub-metering project with billing integration is no exception. We launched this initiative early this year and currently have many communities considering the installation of individual meters for the purpose of measuring and allocating water expenses by usage. There are several advantages to this system. First, it helps detect leaks that might otherwise be virtually impossible to find. Secondly, it creates accountability that leads to conservation. Finally, the cash flow generated from the billing cycle allows for a much healthier bottom line and does so in a fair and equitable fashion. Since payments are based on usage, no one person is subsidizing the use of another. In fact, other utilities such as gas can be sub-metered as well. With so many advantages, many Associations will ask us "What is the first step to see if we can implement this project?"

Saving Money
on
Irrigation
Some of our customers have asked us how to save money on their irrigation bill. With summer here, it is a top priority. For many communities it is a significant part of the budget and we spoke to our sub-metering experts at APEX to ask them for a few tips.
Here are some of the things to look for when assessing whether or not your community is doing all it can to save money in this area. First of all, many properties are using irrigation water at the master meter and do not have a separate meter for irrigation water. The concern with this approach is that the community is paying for sewer, not just water, for irrigation.
When a community specifically meters the irrigation, a more accurate reconciliation occurs between the sub-meters and the master meter which helps to identify leaks. Irrigation meters that are read automatically can also pin point when properties are being watered. This information can be used to customize an irrigation plan based off how much rain we have had, the time of day (to avoid costly evaporation) and over/under watering by zone. Even without a meter system, considerations like time of day and frequency should be analyzed at least every few years, and the landscaper's opinion of the current schedule should be considered. Some systems for irrigation meters can also help detect costly leaks (such as popper sprinkler heads) which happen all the time.
As you can see, there are a number of things to consider when analyzing your irrigation usage and maximizing your savings. If you would like more information, please contact Wendy Brant at wbrant@heritageproperty.com
