 Tip of the Month!

For a Fun Social Activity...

Many of our communities have men's clubs and women's clubs that meet monthly for one activity or another. A fun way to bring people together this season is through a fantasy football club. It is easy to take turns hosting the games while keeping score!

Does your Board function
like a
Winning Team?

Here is a great first step:
The Board Code of Ethics

A great initiative for any new board is to establish a Code of Ethics. While many have the best of intentions, some volunteers may be completely unaware what the responsibilities and rules are of board membership. Should they share what goes on in the meetings in the interests of getting feedback? What information should be private and what should be public?

In addition to all of those issues, remember that each board can decide what documents to make available to every homeowner on Heritage EDGE. When no discussion has taken place, the default for our company is only the minimum the covenants require. That may or may not be best for your community.  How does the board want to reach out to the homeowners?  Not only adopting but publicizing your standards creates a transparency that encourages board membership and creates a more positive perception of community leadership!

We encourage all our boards to proactively adopt a Code of Ethics in an effort to reduce miscommunication and confusion.

Developing a Transparent
Community Association Annual Budget
P roviding opportunities for owner participation during budget development often results in greater understanding and support from the community for the proposed budget. Community involvement should begin early in the budget process. Periodic communication and transparency are essential elements of budget development, especially if the Board anticipates a significant assessment increase.

New  Board Volunteers

Board Members are volunteers and as such they are ever changing. Although we work hard to keep our members happy and in place for as long as possible, every community will eventually be looking for new recruits. To help you chose wisely we have included in this issue a review of the roles and responsibilities of a board, what each position entails and what an individual should do as a new board member.

Cable Access Agreements

JUST ANOTHER REMINDER!!!
Although these negotiations are ongoing, we have recently rolled out over $700,000 in new offers. These right-of-access agreements are NOT exclusive, residents can continue to select any provider they want. If you are one of  the lucky communities, please be sure to review your agreement as soon as possible! As most of you know, Heritage has negotiated well over two million dollars from Comcast, AT&T, and Charter for the communities we manage and  there has been an overwhelmingly positive response from the boards who have benefited from the program!  For those who may not be familiar with the details of this initiative, please click below to read all the details!
